17-story apartment tower Park & Main opens in north St. Pete
The first residents have started moving into Park & Main, the recently completed 17-story luxury apartment complex in north St. Petersburg’s emerging Echelon City Center.
First announced in the early 2000s, Echelon City Center is a 20.5-acre mixed-use project being developed in the Carillon Office Park by St. Pete-based real estate company Echelon.
Park & Main is the newest residential building to open in the neighborhood at 221 Main Street North.
At 187 feet tall, the 176-unit apartment tower is one of the tallest buildings in St. Petersburg outside of downtown.
South Florida-based general contractor KAST Construction broke ground on the building in 2022.
Echelon Vice President of Development Cody LeClair said the team will receive the final certificate of occupancy in late June or July for the top floors and the rooftop deck, which will include a pool, a fitness center, a lounge area, a private movie theater, conference rooms, and office workstations.
Park & Main features 16,350 square feet of ground-floor retail space with five floors of parking. Floors 7 through 15 house one- and two-bedroom apartments.
The top two floors contain eight large townhome units and penthouses.
The apartments range from 694 square feet with monthly rents starting at $2,320 to 2,152 square feet with pricing starting at $8,168.
Each unit features exposed concrete ceilings, energy efficient floor-to-ceiling windows, quartz countertops, soft-close matte black cabinetry from Italy, Whirlpool appliances, and a built-in wine cellar.
LeClair said the Park & Main residents are a mix of existing Pinellas County residents relocating to Carillon and employees working in the office park, which houses some of the county's largest employers, including Raymond James Financial and Franklin Templeton Investments.
Park & Main is the third apartment community to debut at Echelon City Center in recent years. In 2021, the 15-story WaterView apartment tower brought 226 units to the neighborhood and the five-story Axio at Carillon apartments added another 298 units.
Adjacent to Park & Main, Echelon is building a 14-story luxury apartment tower across from a Publix Super Market.
LeClair said the new tower will not impede the views from the penthouses of the Park & Main apartment building.
Echelon also plans to bring a 0.5-acre dog park to the area in addition to remodeling the existing two-mile-long boardwalk that surrounds Lake Carillon.
At full completion, the Echelon City Center will have over 2,300 multifamily units, 150,000 square feet of retail, and 20,000 square feet of office space.
"All of these buildings complement each other and the ground-floor retail is really the engine behind it creating walkability between the buildings," LeClair said in a conversation with St. Pete Rising.
"We will be investing significant dollars, over six figures, to beautify the adjacent park space. There will be a performance stage with a pergola and seating," LeClair added.
