Authentic Brownstones Coming to Downtown St. Pete
Downtown St. Pete’s newest residential community will bring a bit of northeast charm to the Sunshine City. The Brownstones St Petersburg will pay homage to an architectural style found frequently in cities such as Chicago, Boston, and New York City. Located on the corner of 4th Ave N and 1st St N, these new homes will be only one block away from the popular Beach Dr. and at the site of formerly proposed condo project Maranatha by the Bay.
The community will be comprised of five units. Each residence will enjoy over 4,000 sqft. of air-conditioned space, which includes a two bedroom apartment unit over a detached garage. The Brownstones will also have a unique live/work component to them. According to Gianfilippo, “we will have an 800 square foot live/work space similar to what you’d see in a true Brownstone. Walk down a couple of steps and you can have your own practice, such as a CPA or a small law firm. Any type of small business could run their operation from there.”
Brownstone homeowners will also be able to take advantage of perks at Gianfilippo’s other projects, the Cordova Inn and Station House restaurant in Downtown St. Pete and the Barefoot Beach Hotel in Madeira Beach. For example, homeowners may receive VIP passes to the Station House restaurant, free parking at the Barefoot Beach Hotel, and more.
On why he chose this project for St. Pete, Gianfilippo says, “I’m from New York. I’ve lived down here most of my life, but we have so many people that retire here from up north that would love to keep the charm of the north, but still be a block off the water in FL. Its a dream situation for some people.”
The Brownstones will begin construction after two to three of the units have sold. Considering the uniqueness of the project and the small number of units available, we expect demand to be high.
