21-Story Residential Building Proposed Near Mirror Lake in Downtown St. Pete

The proposed building will be located at the southeast corner of 3rd Avenue North and 5th Street North

A 21-story residential tower has been proposed for the southeast corner of 3rd Avenue North and 5th Street North across from the Mirror Lake Community Library. According to site plan review documents submitted to the city, the proposed building will be 250 feet in height with 270 residential units and nearly 11,000 square feet of office space. 

Currently, the site is home to 100 apartments which are scattered across six buildings. The documents submitted to the city note that the existing buildings were previously analyzed for consideration to be added to the List of Eligible Properties for potential historic designation. However after review it was determined by the city that the existing buildings did not meet the criteria for historic designation.

This property is no stranger to proposed development. Back in 2005 the site was approved for a 25-story project known as La Vista which would have had a height of 341 feet, roughly 91 feet taller than the current proposal. Had it of been built, La Vista would have held 196 condominium units; however, approval for the proposal expired in 2016. 

The building is designed in a ā€œUā€ shape which increases the set back along 5th Street North.

The current proposal is designed in a ā€œUā€ shape which will consist of 17 residential floors over a four story mixed-use pedestal, which will include 295 parking spaces and 288 bicycle spaces. Flexible office space will front 5th Street North on the first and second floors of the building. The developers note that the tower portion of the project has significant setback, as much as 120 feet on the 5th Street side, which will help it conform to the surrounding three to four story buildings.

The fifth floor will house the first residential units of the building along with a swimming pool and resident clubhouse. Floors 6 through 21 will feature 17 residential units per floor while the top of the building will feature a rooftop deck. 

Total estimated construction costs are $63 million and the project is expected to go before the Development Review Commission on December 5th.
