Planned townhome community The Bismarck expands in Historic Kenwood

A luxury townhome community planned for Historic Kenwood is expected to triple in size with the acquisition of two adjacent parcels.  

The Bismarck was announced late 2021 as a 6-unit luxury townhome development planned for 3023 1st Avenue North.

The development is the latest project by St. Pete-based Salt Palm Development, an environmentally conscious developer.

THE BISMARCK WILL BE LOCATED ON 1ST AVENUE NORTH IN HISTORIC KENWOOD.

In 2018, Salt Palm was declared Florida’s first real estate development Certified B Corp, meaning the company formally committed itself to having a purpose greater than just maximizing profits.

Prior to announcing The Bismarck, Salt Palm closed on the lot at 3023 1st Avenue North in June 2021 for $625,000. When the community was unveiled, interest surpassed expectations and the group began looking to expand their offerings.  

In December 2021, Salt Palm closed on a 12,500 square foot lot immediately east of The Bismarcks at 3001 1st Avenue North for $700,000. The purchase of the corner lot allows an addition six units to be developed.

Now, Salt Palm is under contract to purchase the parcel immediately west of the development at 3061 1st Avenue North which includes a vacant lot and an Exxon gas station at the corner of 1st Avenue North and 31st Street.

ARCHITECTURAL ELEMENTS OF THE BISMARCK FEATURE DETAILED GABLES, VARIED TEXTURES, AND CLADDING THAT ALL MERGE TO CREATE A GORGEOUS ELEVATION.

The acquisition of that site will allow another six units to be added to the community – expanding the total number of units at The Bismarck to 18 homes.

Salt Palm also expects to demolish the gas station; preliminary plans call for a retail building fronting 31st Street.

Each 3-bedroom, 3.5-bath unit at The Bismarck will have 2,350 square feet of indoor living space and 350 square feet of private outdoor space. Each home will feature a private entrance, an attached two-car garage, vinyl impact-rated windows, and a private artificial turfed backyard.

Additionally, the units will contain gas appliances, porcelain tile, quartz countertops, and wood flooring in the main living areas.

Construction on the first six units of The Bismarck is expected to begin by the end of the year with deliveries in 2023. Available units start at $950,000. For more details on The Bismarck, request information below.
