36-story Ascent St. Petersburg tops out in downtown St. Pete
Ascent St. Petersburg, a 36-story mixed-use building currently under construction in downtown St. Pete, has topped out.
The project, which is located at northwest corner of 1st Avenue North and 2nd Street, is being developed by Greystar Real Estate Partners and will feature 357 apartments along with a 172-key AC Hotel by Marriott.
Headquartered in Charleston, South Carolina, Greystar is the largest operator of apartments in the United States.
“Ascent’s location is incredible and the site has been long overdue for redevelopment,” said David King, Senior Director of Development at Greystar. “We are thrilled to have the opportunity to contribute to St. Pete’s growth while elevating the bar for rental housing and bringing an upscale, urban inspired hotel brand to the market. We are excited to reach this milestone and look forward to many more.”
Construction began in December 2020 and topped out earlier this month at nearly 378 feet. Greystar is also serving as the general contractor for the development.
The ground floor of the building will feature a residential and hotel lobby along with ample retail and restaurant space. Along 1st Avenue North will sit a 3,200 square foot residential lobby and leasing office and 5,600 square feet of retail space. Fronting 2nd Street North will be a 2,500 square foot hotel lobby and 1,200 square feet of retail space. The hotel lobby will include a hotel bar and lounge area.
The apartment portion of the project will start at level 6 and rise 36-stories while the hotel portion will start at level 2 and rise eight stories.
The AC Hotel will feature a rooftop terrace with a Cuban-inspired restaurant and bar designed by Ellis Adams Group named Cane & Barrel. The hotel is being developed in partnership with Concord Hospitality with the hotel’s interiors designed by DLR Group.
The AC Hotel by Marriott St. Petersburg is expected to open in early 2023.
The Ascent St. Petersburg apartments will open in early 2023 and will feature amenities such as a rooftop clubhouse, co-working spaces, a fitness center, and an exclusive penthouse lounge. The building’s main pool area will be located on a sixth-floor amenity deck that will feature outdoor lounges, cabanas, outdoor grilling areas, and extensive landscaping.
The rooftop terrace on the 36th floor of the tower will feature a plunge pool, additional private cabanas and grilling areas, and an exclusive resident lounge.
A five-story parking podium will have 497 parking spaces along with ample bike parking. The hotel and residential will share a covered porte cochère and drop-off area with ingress via 2nd Street. The parking garage will be accessible via 1st Avenue North.
R2L Architecture designed the building with a series of elongated angular balconies which jut out from the building and are inspired by “local historic buildings and native tree bark geometries.”
When it opens, Ascent St. Petersburg will be the tallest apartment building in downtown St. Pete and among the tallest overall.
