40-unit Castille Urbana tops out on 3rd Avenue South in downtown St. Pete
The development team behind Castille Urbana, NJR Investment & Development Company, has completed vertical construction of the downtown St. Pete condominium building.
NJR, which is helmed by CEO and President Neil Rauenhorst, announced this week that the mid-rise 40-unit development at 600 3rd Avenue South is now more than 50% complete.
“We’re proud to be able to share the news that we’ve topped out on NJR’s latest downtown St.Petersburg project,” said Rauenhorst. “We are excited to bring more beautiful residences to the Downtown St. Pete area.”
The five-story building is just 150 feet to the east of the previously completed and sold-out Domus Urbana, a sister project, which was also developed by NJR.
NJR broke ground on Castille Urbana in 2023. A one-story podium will contain the building’s parking garage and a lobby topped by four floors of condominium residences.
The building will feature covered parking and amenities like a community room, a fitness center, a dog park and washing station, and electric car-charging stations.
Castille Urbana has six different floor plans with two- and three-bedrooms, ranging from 1,158 to 1,650 square feet.
The condos will have balconies, hardwood flooring, 9-foot ceilings (10 feet on the fifth level), Quartz countertops in the kitchen, and other high-end finishes.
Prices for the units start in the mid-$800,000s.
Buyers are expected to start occupying the units by the end of this year.

Due to the activity and demand for Domus Urbana and Castille Urbana, NJR will commence work on another sister project, Aerie on 3rd, later this year.
The 36-unit condo building will rise at 357 3rd Street South across from Camden Pier District.
The group also developed Regent Lane, a 20-unit townhome complex at 145 4th Avenue North.
