Pinellas Business Center sells for $27.2 million

The six-building Pinellas business park complex that houses medical and manufacturing-related businesses | PR newswire

Basis Industrial, a Boca Raton-based real estate company, has acquired 206,275-square-feet of industrial space in the Gateway area of north St. Pete.

Basis closed on the property, located at 10901-11001 Roosevelt Boulevard and 1000 112th Circle North, for $27.2 million.

The industrial center's tenants include Leidos, Sensidyne, Curant Health Florida, Sunbelt Home Solutions, and IDEXX Reference Laboratories.

Basis’ acquisition of the Pinellas Business Center expands its Tampa Bay portfolio to 650,000 square feet.

Jeff McFadden of Taurus Investment Holdings represented the seller. Basis Industrial Managing Partner Anthony Scavo represented the buyer in the transaction.

Simultaneously, the group purchased industrial properties in Austin and Fort Worth, Texas.

Beach Point Capital Management served as the lender for the transactions.


St. Pete Sports & Social opens

A new neighborhood sports bar, St. Pete Sports & Social, has recently opened in the Booker Creek Crossing plaza in Old Southeast.  

The plaza was purchased in 2021 by Joe Esposito, Managing Principal at Axxos Commercial Group, who has upgraded the plaza and moved in a handful of new tenants, such as St. Pete Sports & Social, Nicko’s Pizza & Subs, and Estate Cigars & Social.

St. Pete Sports & Social, located at 1235 4th Street South, is described as having a warm welcoming atmosphere with multiple TVs streaming the latest professional sports games.

The full liquor bar offers cocktails like espresso martinis, mules, and margaritas. Wine and draft beer, including selections from local breweries such as Green Bench Brewing and 3 Daughters Brewing, is also available.

The sports bar has partnered with the neighboring Nicko's Pizza and Subs to provide food.

The current menu features small bites such as three housemade meatballs topped with marinara and mozzarella, an array of salads, and classic subs served on an 8-inch hoagie roll.


George F. Young celebrates new St. Pete HQ buildout

George F. Young Inc., a 105-year-old engineering consulting firm that's working on a multitude of projects throughout Tampa Bay, is relocating their offices to a more prominent Central Avenue address.

Standing in front of the five-story office building at 830 Central Avenue, company leaders held shovels symbolizing the start of the interior buildout of their new headquarters.

George F. Young, currently situated at 299 Dr. Martin Luther King Jr. Street, has executed a long-term lease for the second and fifth floors of the Central Avenue building, which also houses St. Pete Urology and social security administrative offices.

"Our basement or 'cave' as a call it, was a big problem," President and CEO Bill Kent said during the September 19th celebratory event at the building, referencing the firm's current office space that has a single window. 

"We looked and looked and were very happy to find this space. We are excited to have a more modern work environment. For this, this is all about our staff - retaining, attracting them - and the workload we will have in the future," Kent said, adding how the location is closer to the firm's partners, projects they are involved in, and the walkability to restaurants.

St. Pete-based Partners Construction Group is spearheading the renovation and interior buildout of just over 13,000 square feet of the two floors.

The floors will have conference rooms, IT offices, breakrooms, and suites facing the wraparound windows boasting views of downtown.

The company will move in the second quarter of 2025.

The full-service firm, founded in St. Petersburg in 1919 by pioneer engineer and surveyor George Fleming Young, boasts more than 115 employees and has served over 9,000 clients.

"[George F. Young] One of the oldest companies in St. Pete, is a testament to your successful culture," Partners Construction Group President and CEO Jonathan Russell said during the event.

Scott Clendening and Austin Karrick of Commercial Partners Realty represented George F. Young in the lease transaction. Wendy Giffin of Cushman and Wakefield represented the Politis family, which has owned the building since 2009.


Treasure Island resort sells

The Sand Dune Suites in Treasure Island is under new ownership.

Patglo Enterprises LLC acquired the boutique four-unit building at 12620 Gulf Boulevard for $2.55 million.

“Sand Dune Suites is rich in history with the property previously hosting some of the New York Yankees for spring training in the late 50s and early 60s including Whitey Ford, Mickey Mantle, and Yogi Berra,” an Airbnb listing read.

Each of the coastal-themed units features a full kitchen and a washer and dryer.

The resort was recently renovated with a new roof, appliances, and air-conditioning for the units.

The property includes access to a secluded beach.


Parlor Doughnuts lease in Largo

The mixed-use Horizon West Bay project that’s nearing completion in Largo has secured its first restaurant tenant.

Parlor Doughnuts, a growing craft doughnut and coffee shop known for its layered doughnuts, has signed a lease to occupy space in Horizon West Bay, a complex that will contain the new Largo City Hall, 18,000 square feet of ground-floor retail space, and a 300-space parking garage at 400 West Bay Drive.

"This lease represents the first step in creating a vibrant, dynamic downtown area that will serve the Largo community for years to come," Largo Mayor Woody Brown said in a statement after the City Commission approved a lease with Parlor Doughnuts earlier this month.

Founded in Evansville, Indiana, in 2019, Parlor Doughnuts plans to operate a total of 15 shops in Florida.

The doughnut shop carries keto/vegan/gluten-friendly doughnuts, avocado toast, açaí bowls, breakfast tacos and sandwiches, and specialty coffee drinks, including matcha and chai lattes. 

The city is working with Colliers Realty to secure additional restaurants and retailers to the future complex, which is anticipated to open in early 2025.
