Downtown St. Pete’s City Center office town begins multi-million dollar renovation
A major renovation has begun at the 12-story City Center office building at 100 2nd Avenue South in downtown St. Pete. The 242,115-square-foot Class A office building is owned by a joint venture between City Office REIT, Inc., Feldman Equities and Tower Realty Partners.
The City Center renovation will feature an updated atrium lobby with lounge seating, renovated elevator lobbies, and upgraded lobby bathrooms. In addition to these lobby enhancements, both exterior entrances will be modernized with new entryways and improved landscaping.

The building's lobby will be renovated to include an expanded fitness center with state-of-the-art equipment, showers, and lockers, as well as a new 50-seat conference center and a coffee/espresso bar.
City Center's standout feature is its prime location in downtown St. Petersburg, across from Al Lang Stadium, offering waterfront views.
Larry Feldman, President and CEO of Feldman Equities, notes, “Employers desperately want their employees back in the office, so they are trading up from the Class B space knowing that if they give a beautiful space to their employees, it will lure them back to the office.”
City Center is currently 88% occupied, higher than the national and regional average for Class A office buildings.
Feldman Equities and its partners own and manage two million square feet of office space in the Tampa Bay area including downtown St. Petersburg’s Morgan Stanley Tower, at 150 2nd Avenue North, and First Central Tower, at 360 Central Avenue.
City Center’s renovation was designed by Dallas, TX-based ENTOS Design.

The renovations are scheduled for completion by February 2025.
