Five modern craftsman-style townhomes are coming soon to St. Pete's Kenwood neighborhood.

Husband-and-wife team Max and Kaitlin Vollmer, who are actively working on multiple residential projects in St. Petersburg, are on the cusp of demolishing a 70-year-old seven-room assisted living building at 2168 9th Avenue North for their new townhome development dubbed Historic Kenwood Townhomes

The property sits directly between a medical office and a retail plaza housing several local businesses, including Simply Delicious, a hidden gem known for their Cuban sandwich, and The Violet Stone, a Philadelphia-style pizzeria that's relocating to Crescent Heights.

“Kenwood residents have a lot of pride in their unique and highly sought community, but many of the homes are listed at high asking prices, and because many of them were built so long ago, they don't have garages and other features buyers are currently seeking,” Max Vollmer said in a conversation with St. Pete Rising.

“We want to complement the existing character of Kenwood with modern three-story townhomes with rooftop terraces, providing unobstructed views of the neighborhood.”

The three-bedroom, three-and-half-bathroom townhomes will be over 2,000 square feet with a 570-square-foot rooftop deck that could be pre-customized with an outdoor kitchen.

The exterior of the Historic Kenwood Townhomes will have warm, earthy tones and homeowners can select from a range of luxury farmhouse-inspired interior finishes.

Each unit will have a two-car garage, guest parking behind the garage, and a 35-by-18-foot unfenced green space. 

Pricing for the Historic Kenwood Townhomes will start at $897,450.

The layout of the units will be similar to Sunset Palms Luxury Townhomes, another five-unit upscale townhome community the Vollmers are developing at 375 13th Street North in St. Pete's Methodist Town neighborhood.

The existing 70-year-old building, which is not designated historic, is expected to be demolished in October, Vollmer said.

Site work on the new townhomes is expected to wrap up around mid-December and residents are expected to move in by early 2026.

The Vollmers custom homebuilding company Kelner Homes is spearheading the project with Tampa-based firm Design Styles Architecture.
