46-story 400 Central continues to rise, eclipses $250 million in condo sales

On a construction tour held over the weekend, developer Red Apple Real Estate announced that its upcoming 46-story condominium tower, The Residences at 400 Central, has eclipsed $250 million in sales with $50 million coming in the past six weeks.

“The word is out about this iconic project,” said John Catsimatidis Sr., founder of Red Apple Real Estate. “Our sales have come from across Florida, the Northeast, the Midwest, and the West. This project is especially meaningful to me, as St. Petersburg is so close to my heart and my family’s heart.” 

The 515-foot-tall building, which is being constructed on a full city block in downtown St. Pete, will feature 301 luxury condo units, 60,000 square feet of ground-floor retail and restaurants, 45,000 square feet of Class A office space, and 900 parking spaces. Once complete, 400 Central will be the tallest residential tower on Florida’s west coast.

Led by Boston-based Suffolk Construction, the tower portion of the building has reached the 11th floor with a new floor being added every six days. The podium portion of the development will start rising within the next few weeks.

Other partners working on the development include of Miami-based Arquitectonica as architect, NYC-based Celano Design Studio for interior design, and St. Pete-based Clear Ph Design for branding and marketing. Sarasota-based Michael Saunders & Company is leading sales for the project.

Pricing for residences in the building averages well over $1 million with high-end finishes including 10-foot ceilings, floor-to-ceiling windows, spa-style bathrooms, gourmet kitchens with quartz countertops, stainless steel appliances, and European-style cabinetry.

Community amenities will contain more than 36,000 square feet of modern, private indoor and outdoor amenities. An expansive 7th-floor deck will include a tropical resort-style pool, dog walking area, outdoor kitchens and dining areas, and a professional-grade fitness and wellness center.

The building will also have an exclusive 46th-floor Sky Lounge and Observatory offering panoramic 360-degree views of Tampa Bay and the Gulf of Mexico.

In addition to announcing brisk sales for the tower’s condo units, Red Apple has begun marketing the tower’s commercial space for lease. It’s difficult to understate how transformative the development’s 60,000 square feet of ground-floor retail space will be for downtown St. Pete. For comparison, Sundial St. Pete contains around 86,000 square feet of retail space.

Retail opportunities are available along the entirety of Central Avenue as well as Fifth Street and First Avenue South. 

400 Central will also contain around 45,000 square feet of office space atop the project’s parking podium on the 8th floor.

The office space will feature 15-foot-high ceilings, dedicated parking spaces, and a dedicated lobby and entrance on 1st Avenue South with two private elevators.

“We have been in touch with a number of prospective tenants who want to expand or move to Florida, and who feel 400 Central is the perfect location to open their restaurant or business,” Catsimatidis said. “We are looking for a destination restaurant that will be something truly special and elevate the dining experience in St. Petersburg.”

The tower, which broke ground in October 2021, is on pace to open in spring 2025.
