Aerial St. Pete: Downtown St. Pete's skyline to transform with new high-rise developments under construction

This month’s edition of Aerial St. Pete shows the progress on several downtown high-rise projects. Aerial St. Pete is a column by St. Pete Rising which features exclusive aerial photography of projects under construction in St. Petersburg, FL. To accomplish this, we have teamed up with Anthony Bove at AB3 Visuals

In this article we are taking a look at six projects that are expected to transform the downtown St. Pete skyline. These projects include: Ascent St. Petersburg, The EDGE Collective, Evo, Modera St. Petersburg, Reflection, and the Residences at 400 Central. Some of these projects will wrap up early next year while others will remain under construction for years to come.


Ascent St. Petersburg
225 1st Avenue North

Ascent St. Petersburg is a mixed-use development by Greystar Real Estate Partners at 225 1st Avenue North. The project has topped out and will contain 354 market rate rental units along with a 172-key AC Hotel by Marriott hotel. Pre-leasing of the apartments has begun and the hotel is expected to open early next year. The 36-story building will also have 8,200 square feet of ground floor retail space.

Additionally, a Cuban-inspired restaurant and bar called Cane & Barrel will be located on the rooftop terrace at the AC Hotel by Marriott.

Construction on Ascent began in early 2021 and Greystar is also serving as the general contractor for the project.


EDGE Collective
1234-1246 Central Avenue

The Edge Collective is a mixed-use development that is under construction on a 1.6-acre site at 1234-1246 Central Avenue. The project is a joint venture between Miami-based PTM Partners and Fort Lauderdale-based and DoveHill Capital Management. The firm landed a $42 million construction loan in May and site preparations began this summer.

Anchoring the Edge Collective development will be a 163-key Moxy Hotel by Marriott, which will be the first lifestyle hotel in the EDGE District. St. Pete-based Storyn Studio is the lead architect for the hotel.

Complimenting the hotel will be an outdoor garden and retail paseo as well as a refurbished four-story 17,000 square foot building located adjacent to the planned Moxy Hotel. 

The hotel is expected to open in late 2023.


Evo
334 2nd Avenue South

Evo is a 24-story apartment building under construction by American Land Ventures at 332 2nd Avenue South.

The building topped out earlier this year at 250 feet. The building will feature 220 upscale apartments and over 13,000 square feet of retail space which is currently for lease. Evo will contain a 10,000 square foot pool deck and over 15,000 square feet of other common areas including a co-working lounge with private offices and a clubroom with exhibition kitchen.

Construction on Evo began in March 2021 and completion will be in early 2023. Coastal Construction is serving as the project’s general contractor. American Land Ventures previously built AER Apartments, now known as Camden Pier District, which was completed in 2016.


Modera St. Petersburg
201 17th Street South

Modera St. Petersburg is an apartment tower under construction at 201 17th Street South. The project is being developed by Mill Creek Residential and will feature 383 rental units and 14,000 square feet of ground-floor retail and restaurant space fronting the Pinellas Trail.

Modera St. Petersburg will offer one-, two- and three-bedroom homes with den layouts and penthouses. The community will have a sixth-floor rooftop pool as well as a rooftop deck on the 20th floor.

Construction on the development began earlier this year. and the building is steadily rising with construction reaching the sixth floor. Completion is expected in late 2023 or early 2024.


Reflection
300 8th Street North

Reflection is an 18-story condo tower under construction at 300 8th Street North. The building is being developed by HP Capital which is led by Fred Hemmer, Angelo Cappelli, and Nick Hansen.

In addition to the residential units, the building will also have ground-floor retail and an expansive 12,000 square foot rooftop oasis with a resort style pool, sauna, and spa. Condominium units are still available and are being marketed by KW Developer Services. The project’s sales gallery is at 600 1st Avenue North Unit 110.

KAST Construction is serving as the general contractor for the project. Construction on Reflection is expected to be complete in 2024.


Residences at 400 Central
400 Central Avenue

The Residences at 400 Central is a condominium tower under development at 400 Central Avenue. When complete in 2024, the 46-story tower will contain 301 condominium units, 25,000 square feet of ground floor retail space, and 45,000 square feet of Class A office space.

Foundation work recently began, and the tower will top out at 515 feet, becoming the tallest building in St. Petersburg. The building will also have an exclusive 46th floor Sky Lounge Observatory offering panoramic views of Tampa Bay and the Gulf of Mexico.

In August, Red Apple Real Estate formally signed the Suffolk Construction as the tower’s general contractor. A sales gallery is located at 465 Central Avenue across from the construction site. The residences are being marketed by Michael Saunders & Company.
