14-story Tempo by Hilton hotel approved for downtown St. Pete
St. Petersburg’s Development Review Commission approved a site plan to construct a 14-story Tempo by Hilton hotel with 192 hotel rooms. The development is slated for a 0.53-acre site at 232 and 256 2nd Street North.
St. Pete Rising first released plans for the hotel earlier this year.
The new hotel is expected to reach a height of 172 feet with a ground floor lobby fronting 2nd Street and three floors of parking containing a total of 127 parking spaces.
The hotel is being developed by KT St Pete Runner LLC, an entity controlled by Delray Beach-based Kolter Group. Kolter Group previously developed ONE St. Petersburg along with the downtown St. Pete Hyatt Place and is currently under construction on two new downtown St. Pete luxury condominium towers — Saltaire and Art House.
According to Kolter’s website, the rooftop would include a rooftop bar and pool deck. The fourth floor of the hotel would contain meeting space with floor-to-ceiling windows. Hotel rooms would occupy floors 5 through 13.
The Tempo by Hilton hotel property is zoned Downtown Center-1 (DC-1) which allows for a base Floor Area Ratio (FAR) of 3.0. The hotel was approved with a FAR of 4.31 which requires bonuses for approval.
Bonuses approved include contributing a minimum of $348,000 into the city’s Housing Capital Improvements Project (HCIP) fund, which supports the construction of affordable housing. The project will also purchase Transfer of Development Rights (TDR) from a locally designated landmark or landmark site.
The development’s site plan was also approved with a variance to reduce the sidewalk width along the northeast corner of the property from 10 feet to 5 feet in order to preserve a massive grand oak tree that currently exists on site.
In addition to Kolter Group, the development team also includes L2 Studios, Inc., Booth Design Group, Hamilton Engineering & Surveying, and Trenam Law’s Don Mastry, who is the project’s land use attorney.
A construction timeline for the proposed Tempo by Hilton St. Petersburg has not been announced. Fit2Run is expected to relocate from the property later this year.
