14-story Tempo by Hilton hotel proposed for downtown St. Pete
/Plans have been filed for a new hotel on 2nd Street in downtown St. Pete that would bring the first Tempo by Hilton hotel to Tampa Bay area.
KT St Pete Runner LLC, an entity controlled by Delray Beach-based Kolter Group, has submitted site plan review documents for a new 14-story 192-key hotel, that will sit on a 0.53-acre site at 232 and 256 2nd Street North.
The properties, which Kolter purchased for a combined $7.5 million in late 2021, are currently home to a surface parking lot and Fit2Run, a running specialty store.
Kolter Group previously developed ONE St. Petersburg along with the downtown St. Pete Hyatt Place and is currently under construction on two new downtown St. Pete luxury condominium towers — Saltaire and Art House.
According to the submitted plans, the new hotel is expected to reach a height of 172 feet with a ground floor lobby fronting 2nd Street topped by three floors of parking containing a total of 127 parking spaces.
The fourth floor would contain meeting space with floor-to-ceiling windows. Hotel rooms would occupy floors 5 through 13. According to Kolter’s website, the rooftop would include a rooftop bar and pool deck.
Tempo by Hilton is a new Hilton Hotels brand that is billed as a “stylish and contemporary lifestyle hotel” that is dedicated to “exceeding the expectations of the ambitious, modern traveler by offering accommodations and public spaces to help guests relax and recharge.”
First announced in 2020, the new Hilton brand will debut in 2023 with the opening of a 661-key Tempo by Hilton Times Square in New York City.
Hotels in the brand will feature open lobby concepts with dedicated spaces to relax, work and wind down, with “premium culinary options” such as a casual breakfast café and a coffee bar. In 2021, Hilton signed a co-branding deal to exclusively feature Bluestone Lane coffee in their hotels.
Tempo by Hilton hotels are also expected to feature signature Wellness Rooms with in-room amenities like a Peloton, a Therabody Theragun, and Apotheke diffusers.
The $43 million Tempo by Hilton St. Petersburg project is the second proposal to be submitted for the site in the past year.
In June 2022, a site plan approval application was jointly submitted by Kolter Group and Ally Capital Group for the development of a two-building project. In addition to Kolter’s properties, the previous plans also include a portion of the adjacent Exchange Hotel, which was purchased in 2021 by Andrew Wright, founder of Franklin Street, a commercial real estate and insurance brokerage.
The development was expected to feature 35-story residential building with 361 apartments and a 465-space parking garage base along with an adjacent 13-story hotel with 184 rooms and a 124-space parking garage.
The apartment building would have occupied the western half of the site fronting 3rd Avenue North while the hotel would occupy the eastern side fronting 2nd Street.
However, shortly after the site plan review application was filed the plans were rescinded as market conditions changed.
Now, plans for the hotel portion of the development are moving forward while the multifamily tower proposed for the Exchange Hotel parcel remains on hold.
St. Pete Rising has confirmed that Ally Capital Group is not affiliated with the current plan to construct a Tempo by Hilton hotel.
The proposed Tempo by Hilton hotel property is zoned Downtown Center-1 (DC-1) which allows for a base Floor Area Ratio (FAR) of 3.0. The hotel is seeking a FAR of 4.31 and will require bonuses for approval.
To obtain the bonuses, the developers will contribute to the city’s Housing Capital Improvements Projects (HCIP) trust fund to aid in the city’s workforce housing efforts. The project will also purchase Transfer of Development Rights (TDR) from a locally designated landmark or landmark site.
In addition to FAR bonuses, the hotel is seeking a variance to reduce the sidewalk width along the northeast corner of the property from 10 feet to 5 feet in order to preserve a massive grand oak tree that currently exists on site.
In addition to Kolter Group, the development team also includes L2 Studios, Inc., Booth Design Group, Hamilton Engineering & Surveying, and Trenam Law’s Don Mastry, who is the project’s land use attorney.
A construction timeline for the proposed Tempo by Hilton St. Petersburg has not been announced.
