After nearly three years of construction, residents have started moving into the Nolen, a 31-unit luxury condominium tower in downtown St. Pete.

Located at 126 4th Avenue Northeast, the community has sold 30 of its residences, with just one home still available. Closings began last week, and 80% of homeowners are expected to move in over the next few weeks.

The Nolen was developed by DDA Development and Backstreets Capital, the same team behind The Salvador, which opened in 2017. They are also currently developing The Central, a 2.1-acre mixed-use project in St. Pete’s EDGE District.

General contractor Ellison Construction broke ground on the Nolen in October 2022 and topped out at 287 feet just 14 months later in December 2023.

The tower’s name pays tribute to John Nolen, the influential city planner behind St. Pete’s first comprehensive plan in the 1920s.

The building’s architecture includes a unique stone-clad entrance with 21-foot arched windows, details not typically seen in St. Pete.

“The arched windows are something you’d find in New York and not St. Pete,” said Bowen Arnold of DDA Development during a recent tour of the tower.

The building also incorporates storm-resilient infrastructure, such as impact-rated windows and a generator system designed to maintain residential power during outages.

Residences begin on the fifth floor, where each level up to the 15th includes two condos with private elevator access opening into private foyers.

From floors 16 through 23, each level is home to a single full-floor residence, spanning 3,344 square feet and featuring three bedrooms, a den, three-and-a-half baths, and wraparound terraces offering panoramic views of the city and waterfront.

Interiors feature high ceilings, waterfall stone countertops, high-end appliances, and large walk-in closets, with buyers able to choose from a variety of premium finish packages.

The average unit sold for $2.5 million, with the highest-priced penthouse closing for just under $5 million.

Resident amenities at The Nolen are found on the fourth floor, and include a club room, fitness center, saltwater pool with sun shelf and cabanas, fire pits, and a resident lounge known as The Salon.

Built with sustainability in mind, The Nolen has earned NGBS green building designation for incorporating eco-friendly features like an integrated water softening system and EV charging stations.

“St. Pete has evolved into a city with European flair thanks to its dynamic mix of cafes, culture, dining, green spaces, and walkability,” said Arnold. “The Nolen is a reflection of that vision, blending timeless elegance with modern urban living.”

At the base of the tower, Savage Coffees, a local coffee roaster, will open a 1,260-square-foot café. The café will include a mobile coffee van for pop-up events and plans are underway for a speakeasy beneath the garage.

The Nolen project team includes architect Tim Clemmons of PLACE Architecture, interior designer Melissa Kelly Design Studio, Kippen Communications for PR, and Clear pH Design for branding and web development.
