23-story luxury condo tower The Nolen tops out in downtown St. Pete
/Construction on one of downtown St. Petersburg’s newest condominium towers has reached a milestone with Ellison Construction announcing that The Nolen has topped out.
The 23-story condominium tower, which is under construction at 126 4th Avenue Northeast, is being developed by Tampa-based DDA Development, led by Bowen Arnold and John Schilling, and St. Pete-based Backstreets Capital, led by Will Conroy.
Ellison Construction broke ground on the development in October 2022.
At 288-feet, The Nolen is among the ten tallest buildings in St. Petersburg.
"With every project we undertake, we strive to set a new standard of quality and with the Nolen, I believe we will do just that in St. Petersburg,” said Casey Ellison, CEO of Ellison Construction.
“It’s an honor to work with DDA Development and Backstreets Capital on what will undoubtedly be a city landmark for generations and the end result is truly a testament to all the men and women who are working on the Nolen.”
The construction team celebrated the milestone with a ceremonial tree raising, an ancient construction tradition.
Despite the tower’s height, the building will have just 31 residences, far fewer than the other residential towers under construction closer to Central Avenue. For reference, Art House and The Residences at 400 Central will have 244 and 301 units, respectively.
Over 80% of the residences at The Nolen have been sold, with only several half-floor residences remaining. Pricing for the remaining units starts at $2.4 million.
Smith & Associates Real Estate is the exclusive broker for the development.
"We are truly excited to witness the topping out of The Nolen, a remarkable luxury tower that's set to become a defining landmark in St. Petersburg,” said David Moyer, Director of Sales Developer Services at Smith & Associates Real Estate.
“The blend of upscale living, sustainability, and innovative design in this community is exceptional. It's a privilege for Smith and Associates to be part of this project, and we look forward to helping future residents find their dream homes in this iconic building.”
The Nolen features dramatic 21-foot arched windows in the grand lobby, a stone-clad entry façade, a private parking structure, and on-site concierge.
Amenities include an upscale terrace containing a resort-style heated pool with a sun shelf and spa, multiple fire pits, a state-of-the-art fitness center, and The Salon, a private residential lounge.
In addition to the condominium residences, The Nolen will also have 1,260 square feet of ground-floor retail space. However, a tenant for the space has not been announced yet.
In addition to DDA Development and Backstreets Capital, other partners on the development team include Tim Clemmons of PLACE Architecture, Melissa Kelly Design Studio who designed the interiors, Amber Brinkley at Kippen Communications who is handling public relations, and Clear ph who is responsible for the website and branding.
The Nolen is expected to wrap up construction in 2024.
