New renderings revealed for Convivial St. Pete, a 170-unit retirement community coming to the Skyway Marina District

Convivial St. Petersburg, a Continuing Care Retirement Community (CCRC) planned for the city’s Skyway Marina District, has released its final architectural renderings.

The visuals offer the most detailed look yet at the design, amenities, and layout of the 170-unit senior living campus, which is expected to break ground in 2026.

The $172.5 million development is being led by Convivial Life, a Florida-based nonprofit organization that owns and operates senior living communities across the state.

The St. Petersburg campus will be located at 4595 34th Street South and marks a significant new entry into the local senior housing market.

The community will consist of two nine-story residential buildings, The Madison and The Lexington, connected by a skybridge with views of Boca Ciega Bay, downtown St. Pete, and the Sunshine Skyway Bridge.

Residences will range from one- to three-bedroom apartments sized between 1,065 and 2,445 square feet. All units will include private balconies.

RLPS Architects, a Pennsylvania-based firm with more than 70 years of experience in designing senior communities, is leading the architecture for the project.

The new renderings show amenities such as the Sky Deck, a seventh-floor outdoor recreational space that will include a lounge pool, cabanas, a poolside bar and grill, and space for fitness classes and other group activities.

Other amenities will include a full-service gym, aerobics studio, juice bar, spa, and beauty salon, a barber shop, and a 116-seat auditorium.

The community will also contain multiple dining venues, ranging from casual to upscale: the Tavern at Hudson Yard, the Lenox Club, and the Tasting Room.

Convivial St. Pete will also provide a long-term continuum of care model, with residents gaining access to future healthcare services at discounted rates. Membership also includes personalized wellness plans and lifestyle services intended to support residents’ evolving needs over time.

Convivial reports that nearly 60% of its presales goal has been met, with unit prices currently starting at $299,900. Pricing is expected to adjust as construction progresses.

Early buyers are being offered incentives such as entrance fee discounts, expanded dining privileges, and savings on future healthcare services.

A new sales office and design center is slated to open next to the future community site in August.
