36-unit condo building coming to 3rd Street in downtown St. Pete
Local real estate firm NJR Investment and Development Company has revised plans for its latest St. Pete project - more than doubling the number of residential units.
The team has filed plans for Aerie on 3rd, a 36-unit condo building that will rise at 357 3rd Street South, across from Camden Pier District.
NJR previously planned to build a 15-unit townhome community dubbed Claridge Lane Townhomes on the 0.34-acre lot.
“We think the market can support a condo project with 36 units in a five-story building,” CEO Neil Rauenhorst said to St. Pete Rising. “We see continued strong demand for condos in several downtown high-profile buildings.”
NJR is also building Castille Urbana, a 40-unit condo project underway at 600 3rd Avenue South.
Rauenhorst said crews have completed the third floor of the five-story building and 75% of the Castille Urbana condo units are under contract.
The new plans for Aerie on 3rd intentionally reflect a similar design and unit layout to Castille Urbana, changing from a beige exterior color to a bright white with corner balconies and large windows.
The condos at Aerie on 3rd will have one-, two-, and three-bedroom layouts, ranging from 749 to 1,665 square feet.
Parking will be available in a garage under the building.
Amenities will include a small dog park, a fitness center, a lounge area, and storage space on the first floor. The amenity package doesn't include a pool or other high-end offerings, which significantly lowers the homeowner association dues, Rauenhorst said.
NJR has received preliminary approval from the city and seeks to break ground in the next 30 days with a completion by summer 2025.
NJR, which also handles condo sales in-house, has not yet announced pricing for Aerie on 3rd.
NJR previously developed Regent Lane, a 20-unit townhome complex at 145 4th Avenue North, and Domus Urbana, a 40-unit condominium project at 644 3rd Avenue South.
Aerie on 3rd will not contain any retail space, however Rauenhorst said the community is centrally located near downtown shopping.
"We like to promote elegant living in locations were residents can walk out the door and enjoy nearby restaurants, entertainment venues, and grocery stores - in this case, the Publix," he said.
