15-unit townhome community proposed for 3rd Street South in downtown St. Pete

A 15-unit townhome development has been proposed for 3rd Street in St. Petersburg.

NJR Companies has filed plans with the city to develop a new townhome development at 357 3rd Street South across from Camden Pier District.

NJR, which is led by Neil J. Rauenhorst, has previously developed Regent Lane at 145 4th Avenue North and is under construction on Domus Urbana, a 40-unit condominium project at 644 3rd Avenue South. The company is also in the process of developing Castille Urbana, a 40-unit sister project to Domus Urbana at 600 3rd Avenue South.

“We like everything about the St. Petersburg market,” said Rauenhorst previously to St. Pete Rising. “Downtown St. Pete is very walkable and extremely well laid out. For years, we’ve had parks, the water, and Beach Drive. Now you have the spine of Central Avenue which is populated with very nice shops, restaurants, bars, and entertainment venues. 

The new townhome community is estimated to cost $9.6 million according to documents submitted to the city and will consist of two four-story buildings. The eastern building will front 3rd Street and will consist of eight units while the western building will feature seven units. The buildings will be separated by a shared driveway accessible via 4th Avenue South.

The design of the buildings is similar to Regent Lane with first-floor garages and three levels of living space. Each unit will also have a rooftop deck.

The development is planned for a 0.34-acre lot that sits in the Downtown Center-2 (DC-2) zoning district. The base approval in DC-2 is a 3.0 floor area ratio (FAR) with a maximum FAR of 7.0. The building is seeking approval for a FAR of 2.86. It will not require any variances or FAR bonuses.

The project will go before City Council for consistency with the Community Redevelopment Agency’s Intown Redevelopment Plan (IRP) on July 21st. City staff has found the plan is consistent with the IRP and recommends approval.

Pricing for the townhomes and a construction timeline have not been announced.
