Soaring 18 stories above Mirror Lake, the newly-completed Reflection condominium tower has started welcoming its first wave of residents.

At 200 feet tall, Reflection is the tallest building in the Mirror Lake neighborhood with 88 condominium residences, a rooftop pool and entertainment area, and 2,800 square feet of retail space at 777 3rd Avenue North in downtown St. Petersburg.

"We just received our Certificate of Occupancy [CO] for the full tower and clearance for the rooftop pool," HP Capital Principal Fred Hemmer said to St. Pete Rising while doing a walkthrough tour of the luxury tower.

Fred Hemmer, Angelo Cappelli, Nick Hansen, and Chris Hemmer, along with the DeNunzio Group led by Dustin DeNunzio, developed Reflection.

The project was announced on St. Pete Rising in January 2020. The team began site preparations in April 2022 and vertical construction commenced in February 2023 with KAST Construction serving as the general contractor.

The first floor contains a residential lobby, retail space, and the entrance to the parking garage.

The second through sixth floors are dedicated to parking. The condominium residences are located on floors 7-17.

Over 10 residents have already moved into tower. The development team anticipates 50 closings and more residential move-ins within the next month.

Currently, just over 15 units are listed for sale. Prices for the remaining units begins in the mid-$800,000’s.

To date, the average sales price for the condos is roughly north of $1.3 million — approximately $800 to $1,000 per square foot.

The top-floor units and penthouses inch closer to the $2 million price point.

Hemmer said the majority of the buyers are relocating from older condos in downtown St. Petersburg with a mix of new residents who plan to move from metros in northern states and will reside in the condo building full-time.

The condominiums range from 1,168 to nearly 2,285 square feet of interior living space.

The units at Reflection feature dramatic floor-to-ceiling windows, modern kitchens, terrace-style balconies, and state-of-the-art stainless-steel appliances.

Residences at the 7th level have private, expansive lawn terraces, and residences at the 8th level and above include private balconies.

The 18th floor rooftop deck contains 12,000 square feet of amenities such as a resort-style pool, sauna, and spa.

“Most residential developments don’t build the pools at the very top of the building - that’s because of all of the infrastructure needed. We’ve spent over a million dollars to have a rooftop pool,” Hemmer said.

There will be an outside bar exclusively serving Reflection residents.

The community also has a state-of-the-art fitness center, a club room that could be booked for catered events and weddings, and views of the downtown St. Pete skyline.

On the ground floor, the team is working to fill a 900-square-foot and a 1,500-square-foot ground-floor retail space.

“We are deciding on what tenants would be the right fit - it could be a dentist, a coffee shop, or a spa,” Hemmer said. The retail condominiums are available for sale.

KW Developer Services Group is handling sales for the project with a team led by Rachael Manzanares as Director of Sales, and sales agents Amber Bennett and Michelle Menke Fife.

Reflection, a title sponsor of St. Pete’s annual SHINE Mural Festival, is working with Australian artist Fintan Magee who will create a mural highlighting the unique architectural detail of angled walls along the west side of the building.
