Vertical construction has begun on Reflection, an 18-story condo tower, near Mirror Lake in downtown St. Pete

Downtown St. Pete’s newest condominium tower is now rising! Vertical construction has begun on the 18-story Reflection condominium tower at 777 3rd Avenue North in downtown St. Petersburg.

The 88-unit building is being developed the principals of HP Capital - Fred Hemmer, Angelo Cappelli, and Nick Hansen along with the DeNunzio Group led by Dustin DeNunzio. Relfection is located at the northeast corner of 3rd Avenue North and 8th Street. 

Reflection will reach a height of 200 feet and will feature 2,800 square feet of ground floor commercial space. Reflection Master Listing Agent and KW Commercial Tampa Bay Founder Jon Wittner is marketing the commercial space with partners Jake Wollman and Jon Reno LaBudde.

There are two retail units available – an 802 square foot space on 8th Street along with a 1,964 square foot space fronting 3rd Avenue North.

Wittner is hoping to attract local retailers that will complement the condominium residences.

“We are reaching out to local food and beverage groups with hopes to create a great fit for our project and potential linkage with our rooftop amenities deck operations, including Kitchen and Bar,” says Wittner. “We envision a Cafe’ or Bistro in the larger unit and the smaller unit could be many different uses, so long as the user is complimentary to Reflection and its residents.”

Site preparation for construction began in 2022 and, after utility delays, the project is now moving ahead and has begun to go vertical. “The parking garage is up to 3 levels and adding a floor every 15 days.” says Wittner.

KAST Construction is serving as the general contractor for the project.

At 18 stories, Reflection is an upscale boutique building, and will be delivering units much sooner than other larger announced condominium tower projects. The development team credits this timeline as a competitive advantage for potential buyers.

“We should be completed six to twelve months ahead of other competing condominium projects in St. Petersburg which a nice advantage for many Buyers,” explains Wittner.

The first units at Reflection are expected to be delivered in April or May of 2024.

KW Developer Services is handling sales for the project with a team led by Rachael Manzanares, Amber Bennett, and Michelle Menke Fife.

Buyer interest in the project has remained strong and the sales team believes the developing Mirror Lake neighborhood is attracting prospective buyers due to its location between the downtown core, EDGE District, and Historic Uptown neighborhood.
