Aerial St. Pete: Downtown's newest residential towers begin to rise

The latest edition of Aerial St. Pete shows some of the early progress on several downtown developments.  Aerial St. Pete is a quarterly column by St. Pete Rising which features exclusive aerial photography of projects under construction in St. Petersburg, FL. To accomplish this, we have teamed up with Anthony Bove at AB3 Visuals.

This quarter we are taking a look at five projects in downtown St. Pete which have all broken ground in the past year. These include: 334 Apartments, Ascent St. Petersburg, Domus Urbana, Driftwood on Central, and Saltaire.


334 Apartments
334 2nd Avenue South

334 Apartments is a 24-story apartment building being developed by Miami-based American Land Ventures at 334 3rd 2nd Avenue South. The building will top out at 250 feet with 220 apartments and over 14,000 square feet of retail space.

The residential will be located on the eastern half of the block with an adjacent 295-space parking garage being constructed on the western half of the block. Two tower cranes are on site and construction is well underway on the building. Coastal Construction is the general contractor for the development. Completion is expected in 2022.


Ascent St. Petersburg
225 1st Avenue North

Ascent St. Petersburg is a mixed-use project being developed by Greystar Real Estate Partners at 225 1st Avenue North. The $170 million project will top out at 357-feet and will contain 354 market-rate rental units along with a 172-key AC Hotel by Marriott. The 36-story building will also have 8,200 square feet of ground floor retail space. Additionally, the hotel will feature a rooftop bar on the eighth floor and the residential building will feature a roof deck on the 36th floor.

The building will be the tallest residential rental tower in downtown St. Pete at completion. Greystar is serving as the general contractor for the project. The AC Hotel by Marriott is expected to be operational by the fourth quarter of 2022 while the rental units will deliver in early 2023.


Domus Urbana
644 3rd Avenue South

Domus Urbana is a five-story condominium building under construction at 644 3rd Avenue South by NJR Investment and Development Company, LLC. The building will feature 40 units ranging from 1,158 to 1,650 square feet. The first floor of the building will largely consist of parking, with 40 vehicular spaces for a ratio of one space per unit, along with a community room, dog park, lobby, and fitness center.

NJR Construction Group, LLC, an affiliate of the developer, is serving as the general contractor for the project. The building broke ground in early 2021 and is expected to be complete in 2022.


Driftwood on Central
2875 Central Avenue

Driftwood on Central is a mixed-use townhome project being developed by St. Pete Development Company at 2875 Central Avenue. The project will have eleven residential units across two buildings ranging between three and four stories. The building fronting Central Avenue will feature five residential units, all of which will include ground floor retail space. The project is completely sold out.

Canopy Builders is serving as the project’s general contractor. Driftwood on Central broke ground in February and is expected to be completed in 2022.  


Saltaire
300 1st Street South 

Saltaire is the latest downtown St. Pete project by Kolter Urban, who also developed ONE St. Petersburg. The project broke ground in April 2020 and is located at 300 1st Street South. The condominium tower will be 35 stories with 192 units and 10,000 square feet of retail space.

The project includes a shared 596-space parking garage which will be used by guests of the Bayfront Hilton Hotel and residents of the condominiums.  

KAST Construction is serving as the project’s general contractor. Two tower cranes are onsite facilitating construction. Completion is expected in late 2022.
