Mixed-use building breaks ground at 2700 Central Avenue in the Grand Central District

Construction has begun on a mixed-use building at 2700 Central Avenue in St. Pete’s Grand Central District.

Simply known as 2700 Central, the project is being developed by MTB Urban, a sister company of builder Modern Tampa Bay Homes, and will feature three 3-bed and 3.5-bath homes ranging between 2,500 and 4,500 square feet. The building will also have 2,500 square feet of ground-floor retail space fronting Central Avenue.

Located in the heart of St. Pete’s vibrant Grand Central District, 2700 Central will be within walking distance of some of St Pete’s most popular restaurants, bars, cafes, art establishments, entertainment venues, and shops - including local favorites like Bandit Coffee Co, Baba Restaurant and Bakery, and Wild Child.

“We believe walkability is the most desired feature in urban living, and 2700 Central offers that in spades,” says Richard McGinniss, president of MTBH Studios — the developer that introduced the first modern homes in Tampa Bay. “When you walk downstairs, you’re already there,”

2700 CENTRAL WILL FEATURE THREE RESIDENTIAL UNITS ON TOP OF 2,500 SQUARE FEET OF RETAIL.

The lofts at 2700 Central will include a soaring 22-foot high skylighted gallery space, floor-to-ceiling sliding glass doors, a two-car garage, and high-end finishes. The kitchens will include state-of-the-art Bosch appliances, quartz countertops, and custom cabinetry.

“These homes are reflective of the climate — not just Florida’s natural environment, but the cultural and artistic aesthetic — that surrounds them,” McGinniss says. “If you’re going to build homes in an arts district, your homes need to be works of art, too. We have accomplished that.” 

Construction on 2700 Central is underway and is expected to wrap up in 2023.

2700 Central joins a growing list of real estate developments that have been recently completed or are in the works for the Grand Central. Other nearby projects include Driftwood on Central, Six Point Row, 2800 Central, and 2641 Central.  

Later this year MTB Urban expects to launch their next project, AD Lofts, a mixed-use development that will be located at 2250 Central Avenue – just five blocks away. The AD Lofts will be offered for sale in the next few months, upon receipt of building permits.
