Aerial St. Pete: Construction updates from St. Pete's residential tower projects
The latest edition of Aerial St. Pete shows the progress on several downtown high-rise developments. Aerial St. Pete is a column by St. Pete Rising which features exclusive aerial photography of projects under construction in St. Petersburg, FL. To accomplish this, we have teamed up with Anthony Bove at AB3 Visuals.
In this article we are taking a look at five projects in downtown St. Pete which are in various stages of construction. Some are in the site clearing stage while other are topped out and closer to completion. These projects include: Evo, Ascent St. Petersburg, Modera St. Petersburg, Reflection, and Saltaire. We look forward to following these projects as they continue to make progress towards completion!
Evo
334 2nd Avenue South
Evo is a 24-story apartment building under construction at 332 2nd Avenue South. The building was previously referred to as “334 Apartments” on St. Pete Rising before its official name was announced.
The building is being developed by Miami-based American Land Ventures and has topped out at 250 feet. Evo will feature 220 upscale apartments and over 13,000 square feet of retail space which is currently for lease. An attached seven-story parking garage will have 295 parking spaces with a massive rooftop pool desk.
The project broke ground in March 2021 and completion of the building is expected in late 2022 or early 2023. Coastal Construction is serving as the project’s general contractor. American Land Ventures previously built AER Apartments, now known as Camden Pier District, which was completed in 2016.
Ascent St. Petersburg
225 1st Avenue North
Ascent St. Petersburg is a mixed-use project being developed by Greystar Real Estate Partners at 225 1st Avenue North. The $170 million project broke ground in December 2020 and topped out in April at 387-feet. Ascent will contain 354 market-rate rental units along with a 172-key AC Hotel by Marriott hotel, which is expected to open in early 2023. Greystar is also the general contractor for the project.
The AC Hotel will feature a rooftop terrace with a Cuban-inspired restaurant and bar designed by Ellis Adams Group named Cane & Barrel. The hotel is being developed in partnership with Concord Hospitality with the hotel’s interiors designed by DLR Group.
In addition to the hotel concepts, the project will feature nearly 7,000 square feet of additional ground floor retail space fronting 1st Avenue North and 2nd Street North.
Modera St. Petersburg
201 17th Street South
Modera St. Petersburg is a high-rise apartment tower under construction at 201 17th Street South. The project is being developed by Mill Creek Residential and will feature 383 rental units and 14,000 square feet of ground-floor retail and restaurant space fronting the Pinellas Trail.
Modera St. Petersburg will offer one-, two- and three-bedroom homes with den layouts and penthouses. The community will have a sixth-floor rooftop pool as well as a rooftop deck on the 20th floor.
Mill Creek closed on the land in late 2021 and construction began earlier this year. Completion is expected in late 2023.
Reflection
300 8th Street North
Reflection is an 18-story condo tower under construction at 300 8th Street North. The 88-unit building is being developed by a team led by the principals of HP Capital - Fred Hemmer, Angelo Cappelli, and Nick Hansen. In April the group closed on the 0.70-acre site for $4.95 million and simultaneously closed on a $73.4 million construction loan from ACRES Capital Corp.
In addition to the residential units, the building will also have ground-floor retail and an expansive 12,000 square foot rooftop oasis with a resort style pool, sauna, and spa. Units in Reflection are still available for sale.
KAST Construction is serving as the general contractor for the project and has begun mobilizing on site. Construction on Reflection is expected to be complete in late 2023.
Saltaire
301 1st Street South
Saltaire is a 35-story condominium tower under construction at 301 1st Street South. The project is being developed by Kolter Urban, who also developed ONE St. Petersburg and is currently selling Art House, a 42-story condo tower planned for 200 Central Avenue. Yesterday, St Pete Rising broke the news about a new 35-story apartment tower and 13-story hotel coming to downtown St. Pete from Kolter.
Saltaire broke ground in April 2020 and will feature 192 units and 10,000 square feet of retail space fronting 1st Street and 2nd Streets. The tower sold out earlier this year and topped out earlier this month.
KAST Construction is serving as the project’s general contractor. Completion is expected in June 2023.
