35-story condo tower Saltaire tops out in downtown St. Pete
/Saltaire, a 35-story condominium building currently under construction in downtown St. Pete, has topped out. The construction milestone comes just two months after the developer announced the building was sold out.
The project, which is located at 300 1st Street South, is being developed by Delray Beach-based Kolter Group and will feature 192 luxury condominiums along with 9,000 square feet of ground floor retail.
Saltaire topped out at 408 feet tall and is currently the second tallest building in downtown St. Pete behind its sister project ONE St. Petersburg, which was also developed by Kolter Group.
Kolter Group began planning for Saltaire in early 2019 and purchased the land for the site in October 2019 from Ashford Hospitality Trust which owns the Hilton Bayfront hotel.
Construction began in April 2020 and KAST Construction is serving as the general contractor.
The two- and three-bedroom residential units at Saltaire will range from 1,663 to 2,712 square feet, and feature open floor plans, glass walls, and expansive terraces with bay and city views. The four penthouse units will have either 7,630 or 7,910 square feet of indoor and outdoor space depending on the floor plan.
The building will also feature a 7th floor amenity deck above the parking structure which will overlook Al Lang Field and Tampa Bay.
Retail space in Saltaire will front 1st Street, directly across from Al Lang Field, and along 2nd Street. No retail tenants have been announced for the space but interest in the space is reportedly high.
Based on the success of Saltaire, Kolter Group is already underway on their next high-rise development in downtown St. Pete – Art House, which is planned for 200 Central Avenue.
Similar to Saltaire and its sister project, ONE St. Petersburg, Art House will reach over 450 feet in height with 250 residential units and 6,100 square feet of ground floor retail.
Completion of Saltaire is expected in June 2023.
