Aerial St. Pete: Construction updates from downtown’s newest residential towers

The latest edition of Aerial St. Pete shows the latest progress on several downtown developments.  Aerial St. Pete is a quarterly column by St. Pete Rising which features exclusive aerial photography of projects under construction in downtown St. Petersburg, FL. To accomplish this, we team up with Anthony Bove at AB3 Visuals.

This quarter we are taking a look at six projects in downtown St. Pete which have all broken ground in the past year. These include: 334 Apartments, 357 Apartments, Ascent St. Petersburg, Domus Urbana, Saltiare, and The Metro.


334 Apartments
334 2nd Avenue South

334 Apartments is a multifamily building being developed by Miami-based American Land Ventures at 334 3rd 2nd Avenue South. The building will top out at 250 feet with 24 stories and will contain 220 apartments and over 14,000 square feet of retail space. 

The residential tower will front 3rd Street with an adjacent 295-space parking garage being constructed along 4th Street. Two tower cranes are on site and construction has reached the 14th floor. Coastal Construction is the general contractor for the development. Completion is expected in 2022.


357 Apartments
357 5th Street South

357 Apartments is an infill apartment building at 357 5th Street South which is being developed by Bradley Campbell of 357 5th Street South LLC. The five-story building will consist of 25 rental units as well as a rooftop terrace and 727 square feet of ground floor retail space. The project is notable as it will utilize recent changes to downtown’s parking requirements and will contain no onsite parking.

Place Architecture designed the building and LEMA Construction is serving as the project’s general contractor. The building has topped out and completion is expected in the first half of 2022.


Ascent St. Petersburg
225 1st Avenue North

Ascent St. Petersburg is a $170 million mixed-use project being developed by Greystar Real Estate Partners at 225 1st Avenue North. The 36-story tower will top out at 357-feet and will contain 354 market-rate rental units along with a 172-key AC Hotel by Marriott. The building will also have 8,200 square feet of ground floor retail space along 1st Avenue North and 2nd Street North. 

Construction began in early 2021. Two tower cranes are erected and construction has reached the 15th floor. Greystar is also the general contractor for the project. The AC Hotel by Marriott is expected to open in late 2022 while the apartments will deliver in early 2023.


Domus Urbana
644 3rd Avenue South

Domus Urbana is a five-story condo building being developed by NJR Investment and Development Company, LLC at 644 3rd Avenue South. The building will feature 40 units with four residential floors on top of parking.

NJR Construction Group, LLC, , is serving as the general contractor for the project and construction has reached the second floor. The building broke ground in early 2021 and will open in 2022.


Saltaire
300 1st Street South

Saltaire is being developed by Kolter Urban, who also constructed ONE St. Petersburg and recently announced a new condominium project at 200 Central Avenue. The project broke ground in April 2020 and is located at 300 1st Street South. The condominium tower will be 35 stories with 192 units and 10,000 square feet of retail space.

KAST Construction is serving as the project’s general contractor. Two tower cranes are onsite. Construction has reached the 14th and 15th floors and window installation is scheduled for later this month. Additionally the 7th floor pool shell structure is complete. Completion is expected in late 2022 and the project is close to selling out with fewer than 10 unsold units remaining.


The Metro
11th Street & Baum Avenue

The Metro is a seven-story, 100-unit apartment building under construction at 1st Avenue North and 11th Street North. The $23.9 million project being developed by Michigan-based DevMar Development and will feature fully furnished studio apartments. The building will contain no onsite parking; however, there will be covered storage for 102 bikes and an off-site valet lot for residents. 

Tampa-based KAST Construction is the project’s general contractor. Foundation work is underway and the project should begin to go vertical in the next few months. Completion is expected in early 2023.
