An EDGE District development that began in 2018 as a boutique hotel will open in mid-May as a seven-story property offering 100 fully furnished, apartment-style, extended-stay units.
Originally known as The Metro, the $16 million project is located on the corner of 11th Street and 1st Avenue North at 77 11th Street North. It was developed by DevMar Development, which sold it earlier this month for $28.2 million to Global Asset Capital, a real estate investment firm based in Palo Alto, California. The property’s $655 price per square foot set a multi-family sales record for Pinellas County.
The community, which was constructed by West Palm Beach-based KAST Construction, includes amenities such as a resort-style pool, fitness center, bike rental program, and offsite valet parking.

In this article we are taking a look at six other projects in downtown St. Pete which are in various stages of construction. Some are in the demolition stage while other are topped out and closer to completion. These projects include: Cordova Inn Expansion, Domus Urbana, Galaxy Hotel, Innovare, The Metro, and The Royal. This quarter we are taking a look at six projects in downtown St. Pete which have all broken ground in the past year. These include: 334 Apartments, 357 Apartments, Ascent St. Petersburg, Domus Urbana, Saltiare, and The Metro.
The Metro, a seven-story, 100-unit apartment complex featuring fully furnished studio apartments, broke ground last week in downtown St Pete’s highly walkable and in-demand EDGE District. The $9.5 million development at 1st Avenue North and 11th Street North will cater towards city-dwellers who want to be close to the action downtown, but don’t need an abundance of living space.
Studios at The Metro will start at $1,450 per month and will come furnished with a Murphy bed, sofa, coffee table, a wi-fi enabled TV, and a washer and a dryer. As of now, it will be the only fully furnished apartment community in downtown St. Pete.
St. Pete Rising first reported on The Metro in early 2021 after Michigan-based DevMar Development pivoted from their original plan to build an eleven-story Marriott hotel on the 0.44-acre vacant lot. DevMar cited both the challenge of getting hotel financing due to the COVID-19 pandemic and the opportunity to meet newly increasing demand for studio units and car-free living in this part of the city.
Back in October 2018, St. Pete Rising broke the news about an 11-story Marriott Tribute hotel that was to be built in the EDGE District at the corner of 11th Street and 1st Avenue North. The 135-key hotel was proposed by Michigan-based DevMar Development, whose first residential project in St. Pete, Vantage, began move-in’s in May 2020.
DevMar Development closed on the hotel site in January 2020 for $3 million. But unfortunately, due to COVID-19, hotel financing has all but dried up. As a result, DevMar has scrapped plans for the boutique hotel.
