17-unit townhome-style apartment community breaks ground on 1st Avenue South

New modern residences are rising on a vacant property on 1st Avenue South near 34th Street in St. Petersburg.

Northern Trust Builders broke ground earlier this month on a $4.7 million project that will bring 17 townhome-style apartments across two three-story buildings to the site.

The development is led by Tampa-based Zhukovskyi Development, headed by Tony Zhukovskyi, and designed by local architect Pete Alfonso Jr.

The first building, at 3655 1st Avenue South, will have nine units. The second, at 3651 1st Avenue South, will include eight.

Zhukovskyi bought the property last August for $255,000.

Each home will span about 2,400 square feet with two bedrooms and three-and-a-half bathrooms. The first floor will include a garage, office, and full bath. The second floor will feature the kitchen, dining and living rooms, laundry, a half bath, and a balcony. The top floor will house two bedrooms, each with its own en-suite bathroom.

Richard C. Kelley Civil Design Services of Dunedin is serving as civil engineer.

The project is expected to wrap up in December. Pre-leasing begins in late November with rents starting around $5,000 a month.

Zhukovskyi Development is also finishing another St. Pete project at 4355 Central Avenue, a former church property in Central Oak Park. The site later served as the headquarters for travel insurance company Squaremouth before being sold in 2021 to Azzam Properties Corp. for $1.86 million.
