42-story condo tower Art House breaks ground in downtown St. Pete

Four months after launching sales, downtown St. Pete’s newest luxury condominium tower, Art House, has broken ground. A small group of people gathered at 235 1st Avenue South this morning to celebrate the milestone.

Art House will be constructed on a surface parking lot next to 200 Central, the tallest office tower in St. Pete. Kolter Group purchased the 0.4-acre site for $20.45 million in December, which translates to a record-breaking $50 million an acre.

Delray Beach-based Kolter Group also developed ONE St. Petersburg and the downtown St. Pete Hyatt Place and is in the process of finishing up another luxury condo tower, Saltaire, which topped out a few weeks ago.

Art House will soar to 450 feet and feature 244 units with 12 penthouse units. The project shares a city block with 200 Central, the city’s tallest office tower.

Last week, St. Pete Rising broke the news on a new 35-story apartment tower and 13-story hotel that Kolter and Tampa-based Ally Capital Group have proposed in downtown St. Pete.

Once complete, Art House will soar to 450 feet and feature 244 units, including 12 penthouse units. Typical units will have two or three-bedrooms and range between 1,380 and 2,637 square feet. Penthouse units will range from 3,100 to almost 4,000 square feet.

“Art House was an obvious name,” said Brian Van Slyke, Regional President of Kolter Group. “St. Pete has arts and culture everywhere. It’s stitched into the fabric of the community with museums, galleries, dining, live music, festivals, parks, the pier. And it’s all on the backdrop of this wonderful downtown waterfront.”

The development has over 100 residences reserved. Pricing for the remaining units begin at $959,000.

The 42-story tower is designed by SB Architects of Coral Gables and will include 6,100 square feet of ground floor retail along Central Avenue and 3rd Street South. Residents will enter the project’s 482-space parking garage from 1st Avenue South.

The developers have set aside an entire floor of the tower for resident amenities. On the Ninth floor, Art House will have an amenity deck with a resort-style pool, a cocktail bar, and poolside cabanas.

Cloud 9, an expansive amenity deck, will occupy the entire ninth floor and will feature a resort-style pool, an exclusive cocktail bar, and poolside cabanas.

Indoor amenities include a state-of-the-art gaming simulator, a coworking space with both communal spaces and private meeting rooms call The Hub, a full spa featuring a sauna and steam room, and a fitness center with outdoor training space.

Residences will feature flow-through layouts, with open great room designs, floor-to-ceiling glass, and spacious terraces which showcase stunning views of the city skyline, Tampa Bay, and beyond, among other features.

The development team includes Coastal Construction as the general contractor, ID & Design International for interior design, Kimley-Horn for landscape design, and United Landmark Associates for marketing. Smith & Associates has been tapped as the exclusive broker for the project.

The resident lobby and parking garage entrance at Art House will be accessed from 1st Avenue South.

“We have to have housing for everyone,” said Mayor Ken Welch. “I learned this morning that Kolter is increasing the workforce housing contribution to our capital improvement fund. More than doubling it from $600,000 to $1.5 million.”

Welch continued, “The economic impact generated by construction of Art House includes the creation of hundreds of jobs in the building trades, planning, and architecture, interior design, marketing, and advertising. Includes a utilization of local vendors and suppliers. This adds up to millions of dollars of investment in our St. Petersburg economy.”

Art House is expected to wrap up construction in late 2024.
