The latest edition of Aerial St. Pete shows the progress on several downtown high-rise developments. Aerial St. Pete is a column by St. Pete Rising which features exclusive aerial photography of projects under construction in St. Petersburg, FL. In this article we are taking a look at five projects in downtown St. Pete which are in various stages of construction. Some are in the site clearing stage while other are topped out and closer to completion. These projects include: Evo, Ascent St. Petersburg, Modera St. Petersburg, Reflection, Saltaire. Construction has begun on Modera St. Petersburg, a 20-story mixed-use apartment building in downtown St. Petersburg.

Modera St. Petersburg is being developed by Mill Creek Residential and will feature 383 rental units and 14,000 square feet of ground-floor retail and restaurant space. The development is located adjacent to Tropicana Field at 201 17th Street South at the intersection of Grand Central District, EDGE District and Warehouse Arts District.

Progress continues on proposed 20-story tower in downtown St. Pete

A 20-story apartment building planned for downtown St. Petersburg is one step closer to breaking ground after securing construction financing and closing on a two-acre site at 3rd Avenue South and 17th Street.

The project was first announced in March and is being developed by Mill Creek Residential. Plans for the project were approved by City Council in June and will consist of a 20-story and an 8-story apartment building with 383 rental units, 15,316 square feet of commercial space, and a 475-space parking garage. This would be the company’s second project in downtown St. Pete after developing Modera Prime 235, now known as Cottonwood Bayview, in 2014.

20-story residential building planned for 17th Street moves forward

A 20-story residential tower with retail space fronting the Pinellas Trail is coming to 17th Street South after the St Pete City Council voted unanimously to approve the project.

St Pete Rising first reported on plans for the mixed use development proposed by Mill Creek Residential Trust in March. The approved $80 million project will consist of a 20-story and an 8-story apartment building with 383 rental units, 15,316 square feet of commercial space, and a 475-space parking garage between the Pinellas Trail and 3rd Avenue South adjacent to I-275. The location is at the crossroads of the EDGE, Grand Central, and Warehouse Arts districts and it will be the tallest building in the western half of Downtown to date.

21-story residential building planned for 17th Street in downtown St. Pete

In a sign of confidence in the future of downtown St. Pete, a 21-story residential building has been proposed for the western edge of downtown. Mill Creek Residential Trust, a Boca Raton-based real estate developer, is planning to build a multifamily project on 17th Street South between the Pinellas Trail and 3rd Avenue South.

Mill Creek, which previously developed Modera Prime 235, now known as Cottonwood Bayview, at 235 3rd Avenue North, has generally built high-rise apartment towers under its “Modera” brand.

According to the company’s website, the buildings in the Modera brand offer a “premier location, gorgeous design, luxe finishes, spectacular amenities and innovative, make-your-life-easier services.” The company is current building Modera Tampa, a 353-unit apartment building which will feature approximately 13,000 square feet of ground floor retail, in downtown Tampa.
