Pre-leasing launches for Arya St. Pete apartments
Leasing has launched for Arya, a 415-unit apartment development on 4th Street in the Edgemoor neighborhood of St. Petersburg.
The mixed-income apartment complex at 5475 3rd Lane North, developed by Stock Development at the former Venetian Motor Home Court community, has 125 income-restricted units with 59 units reserved for households making up to 80% of the area median income (AMI) and 66 units catering to households making up to 120% of the AMI.
The remaining apartments are market-rate.
The one-to-three-bedroom units range from 625 to 1,307 square feet and feature tall ceilings, smart home technology, stainless steel kitchen appliances, and balconies/patios.
Residential amenities include a 15,000-square-foot clubhouse, a 3,000-square-foot fitness center with a rock climbing wall, along with a resort-style pool, and dog parks.
Counter-drone tech company opens St. Pete office
MyDefence, a European-based company specializing in developing sensors and advanced radio technology for military operations, has opened a St. Pete office.
Earlier this week, the St. Pete Area Chamber of Commerce celebrated the grand opening of MyDefence's new 2,940-square-foot office in the EDGE District at 1123 1st Avenue North, which was previously the home of Deep Blue Fitness.
The tech company was founded in Denmark by military officers aiming to protect infantry soldiers from Improvised Explosive Devices (IEDs) or drones carrying explosives.
The Saint Hotel on St. Pete Beach sells
A Central Florida-based hospitality group has purchased The Saint Hotel on St. Pete Beach.
The Luminary Development Company, in partnership with Founders Hospitality, purchased the boutique hotel at 7201 Sunset Way for $9.984 million.
The hotel, constructed in 1949 and renovated in 2021, is directly across from Sunset Park and offers 20 retro-style units and an outdoor heated pool.
The acquisition includes the hotel's 82 Degrees restaurant and bar, which is operated by Mainstreet Entertainment Group.
"We're honored to join the St. Pete Beach community. We aim to cultivate deeper connections with residents and visitors alike while showcasing the beauty and vibrancy of this incredible city to a global audience," The Luminary Development Co. said in a prepared statement to St. Pete Rising.
"With our shared commitment to excellence, we look forward to elevating the hospitality and dining standards and experience to create unforgettable memories for all those who frequent our establishment."
Saltaire penthouse sale sets new record
A penthouse in the luxury Saltaire condo tower in downtown St. Pete has recently fetched a $8.25 million sale - setting a new record for the highest-priced condo sale in the city’s history.
The 6,100-square-foot condo on the 35th floor of the luxury residential tower at 301 1st Street South has 1,700 square feet of private outdoor space across three separate balconies with 280-degree views of Tampa Bay and downtown St. Pete.
The historic sale is also the third-highest condo sale in Tampa Bay's history.
Jacki Fabrizio with Smith & Associates listed the property in February and successfully closed the sale in three months, along with colleague Christopher Pitre, also of Smith & Associates, who represented the buyers.
"Not only is this a top sale, but the penthouse was sold finishless as a blank slate, with the amenities of Saltaire, the downtown St. Pete location, and the spectacular city and water views being the priority," Fabrizio said in a news release.
"The new owner has an incredible vision for this residence and will be able to completely customize the home’s interior design."
Treasure Island hotel sells
The colorful Cabanas of Treasure Island hotel, located one block from the beach, has sold in a $2.85 million deal.
WICETS FL LLC sold the 11-key property at 12035 Gulf Boulevard to Tampasaos LLC, an entity linked to two individuals in Wesley Chapel.
The 4,314-square-foot hotel was constructed in 1956 and underwent extensive renovations in 2023.
The property was advertised through a sale auction, according to a Loopnet listing.
