Construction set to begin on luxury townhomes in St. Pete's Methodist Town
/Husband-and-wife team Max and Kaitlin Vollmer are capitalizing on St. Pete's growing residential market by bringing new townhomes to a historic neighborhood.
The Vollmers, working with local custom homebuilder Kelner Homes, are set to begin construction on a new five-unit upscale townhome community at 375 13th Street North across from Unity Park.
The planned complex, dubbed Sunset Palms Luxury Townhomes, is located in St. Pete's Methodist Town neighborhood, a community established in the late 1800s just north of the EDGE District.
"There are very few townhomes on 13th and 14th Street. We want to try to bring that single-family-living environment into the urban area," Max said to St. Pete Rising.
"Onyx & East is quickly selling units at its new Alante townhome development [also situated in the Methodist Town neighborhood]. It's a great indication of the demand," Max said.
The development site is located in the NTM-1 (Neighborhood Traditional Mixed Residential) zoning district, which allows for a variety of building typologies, commonly referred to as "Missing Middle" housing types, which “reinforce urban, walkable neighborhoods with a combination of single-family and multi-family residential units located near daily destinations,” according to St. Petersburg’s land development regulations.
A single resident who lived at the house on the 13th Street property answered the door and eventually sold her home to the Vollmers, who said they helped her relocate.
"The site is surrounded by oak trees, green space, and a public park," said Max, describing the appeal.
The team has now started site work and expects to deliver all five units by next summer.
The new modern 1,950-square-foot townhomes will contain three bedrooms, and three-and-half bathrooms with high-end finishes.
The townhomes, which have three different floor plans, will feature expansive 815-square-foot rooftop terraces boasting panoramic views of the city.
Residents can upgrade their terraces with outdoor kitchens.
There will also be a front yard that can be fenced.
Every unit will have four dedicated parking spots for guests and a private two-car garage.
Sunset Palms Luxury Townhomes will not have any shared amenities, such as a pool or gym.
Pricing for the townhomes starts at $984,750. According to the project’s website, pre-sales have launched and prices will increase by $10,000 with each unit sold.
