A penthouse in a planned 29-story luxury tower in downtown St. Pete is under contract — and if it closes, it would shatter Tampa Bay’s condominium pre-sale record.
The residence sits atop the proposed Roche Bobois St. Pete Tower, a $200 million, 164-unit development from Valor Real Estate Development in partnership with French luxury furniture brand Roche Bobois.
The 4,840-square-foot penthouse is under contract for $13.2 million — or $2,727 per square foot.
If the deal closes, it would easily surpass the current Tampa Bay pre-sale record: a $4.94 million contract at The Nolen, which equated to $1,494 per square foot and remains the region’s highest-priced new construction condo sale to date.
In July, an 11,000-square-foot penthouse at proposed 50-story Waldorf Astoria Residences St. Petersburg went under contract for $27 million, or $2,454 per square foot.

“With the Roche Bobois St. Pete Tower, we are creating something iconic, and this sale represents confidence in what we are building,” said Moises Agami, CEO of Valor Real Estate Development, in a statement.
The Roche Bobois penthouse units feature water views, ceilings up to 29 feet high, and a nearly 1,800-square-foot outdoor balcony.
Standard residences will range from studios to three-bedroom units.
Agami recently told St. Pete Rising that more than 40 units, over 25% of the building, are already under contract, including 3 of the 12 penthouses. Pricing starts at $544,500 for studios.

The tower is designed by Gomez Vazquez International with interiors by Niz + Chauvet. Units will include 11-foot ceilings, premium cabinetry, bespoke millwork, designer kitchens with luxury appliances, and expansive windows with views of downtown St. Pete.
Plans call for more than 20,000 square feet of amenities, including a heated resort-style pool with a sun shelf and swim lane, a glass-edge cantilevered jacuzzi with panoramic city and bay views, poolside cabanas, outdoor kitchens, and a fireside lounge.
Wellness offerings will include a private fitness studio, spa facilities, a cold plunge, and dedicated relaxation areas surrounded by lush landscaping.

For now, the buildings are serving as a temporary canvas for local artists, with select pieces expected to be incorporated into the new tower.
Demolition is anticipated in the coming weeks, with groundbreaking slated for this summer.
Sales are being led by SERHANT and a sales gallery is set to open by the end of the month at 106 Central Avenue, next to The James Museum of Western & Wildlife Art.
