65-acre HSN headquarters under contract for one of Tampa Bay’s largest industrial projects

The 65-acre former Home Shopping Network corporate headquarters in north St. Pete could soon be transformed into one of the area’s largest industrial parks.
Greystar, the largest multifamily housing owner, manager, and developer in the U.S., placed the site under contract late last year and is now seeking site plan approval from the Development Review Commission (DRC) to build more than 400,000 square feet of industrial warehouse space on the eastern 41-acre portion of the property at 2501 118th Avenue North.
The proposal is scheduled to go before the DRC this Wednesday. If approved, the sale is expected to close later this year, pending entitlements and required permits.
Plans for the remaining 24 acres have not been determined.

The campus served as HSN’s home for 47 years before its parent company, QVC Group, announced in early 2025 that it would consolidate HSN and QVC operations at its Studio Park headquarters in West Chester, Pennsylvania.
CBRE began marketing the property for sale last April.
The former campus is currently occupied by surface parking and nine existing buildings, all of which would be demolished to make way for the new development.
Greystar plans to construct three concrete warehouse buildings totaling 401,698 square feet in a single phase.
The buildings would total 92,806, 145,406, and 163,486 square feet and rise up to 45 feet tall.
Designs call for a contemporary gray, white, and blue color scheme, with large windows facing a stormwater pond and parking areas, while loading bays would be oriented inward.

Nearly half of the 41-acre site would remain open space to preserve existing wetlands and stormwater systems that function as natural buffers.
The project would also include 610 off-street spaces, along with bicycle parking and an internal sidewalk network connecting the buildings to each other and to a new public sidewalk along 118th Avenue North.
City staff has recommended approval of the site plan with conditions, including consistent architectural design across all buildings, enhanced exterior lighting, tree screening around loading areas, and preservation of designated conservation areas.
Because the project does not require a rezoning, it does not need City Council approval, according to Greystar land use attorney Nicole MacInnes of Barbas Cremer.
However, under city code, the Development Review Commission is required to approve projects exceeding 250,000 square feet of floor area.

The development team includes CMBE Architecture and Langan Engineering & Environmental Services.
The proposal adds to Greystar’s growing presence in Pinellas County.
In partnership with Rockpoint, the firm is developing the Gateway Logistics Center, a 61-acre, 622,270-square-foot industrial park at 2690 Gateway Centre Parkway.
The project is part of a larger 93-acre redevelopment of land formerly owned by Jabil Inc. and is expected to become the largest industrial development in Pinellas County in more than 20 years.
Elsewhere in St. Pete, the company previously developed the 36-story Ascent St. Pete apartment tower and the adjacent 172-room AC Hotel by Marriott, along with the 412-unit Marlowe Gateway apartment community in north St. Pete.
Additionally, Greystar recently broke ground on The Henry at Whitney Village, a 325-unit mixed-use project near the Grand Central District slated for completion in 2027.
Greystar also acquired a 21.8-acre site in Largo last week where it plans to build the 376-unit Birchway Bayside apartment community.
