Move-ins begin at mixed-income Marlowe Gateway apartment community near Gandy in north St. Pete

Greystar Real Estate Partners is putting the finishing touches on an apartment community at the corner of Gandy Boulevard and 28th Street in north St. Pete.

Earlier this month, the first residents started moving into Marlowe Gateway located at 2790 Grand Avenue. The new apartment complex features 412 apartments – with its first units starting at $1,940 per month. The garden-style complex consists of nine apartment buildings offering a mix of one-, two- and three-bedroom layouts that range from 765 to 1,279 square feet. 

As part of a development agreement approved in October 2021, 20% of the units in the development are income-restricted workforce housing for those making under 120% of the area median income (AMI).

“We love St. Pete and Marlowe Gateway is another example of our commitment to the market,” said David King, Senior Director of Development at Greystar. “It's just a really well thought out site plan with fun and intuitive amenity programming combined with mature landscaping. Residents are going to love living here.”

Community amenities include two heated resort-style pools with sundecks and cabanas, a 3,000-square-foot fitness center with a yoga studio and outdoor turf, a co-working center with micro-offices and conference rooms, a dog park and pet wash, an on-site bike workshop, and multiple open courtyards.

The apartments include quartz countertops, glass-tiled backsplashes, GE appliances such as French door refrigerators, front load laundry machines, and luxury wood-styled flooring.

Marlowe Gateway is situated on approximately 18 acres of a 93-acre site that Greystar purchased from Jabil Inc., a St. Pete-based manufacturing and design firm, in 2022 for a combined $32 million. Jabil had originally considered the property for a possible headquarters, but ultimately decided to pursue other sites.

Directly north of Marlowe Gateway, Greystar is constructing the Gateway Logistics Center, the largest industrial development in Pinellas County in over two decades. Once complete, the project will contain 622,270 square feet of industrial space across six buildings.

Greystar is no stranger to St. Pete. Last April, the real estate firm wrapped construction on Ascent St. Pete, a 36-story luxury apartment tower and a 172-key AC Hotel by Marriott hotel in downtown St. Pete.

Additionally, St. Pete Rising exclusively announced earlier this month Greystar’s plan to develop a 325-unit apartment community at Whitney Village, a mixed-use development that will also contain a new 32,000-square-foot pedestrian-only retail village. The project will be built on the current site of the Jim & Heather Gills YMCA located just west of downtown St. Pete. As part of the project, the 25-year-old, 55,000-square-foot YMCA facility will undergo an extensive renovation.
