Mattamy Homes, North America’s largest family-owned homebuilder, is bringing a new residential community of single-family homes and townhomes to the Historic Old Pasadena neighborhood in west St. Pete.

Called SeaWinds, the multi-phased, 76-home community will span three sites: 70th Street South and 1st Avenue South; 71st Street South and 1st Avenue South; and Pasadena Avenue South and Mango Avenue South.

In October, Mattamy purchased the first property, formerly a sports field for Pasadena Community Church, for $3,737,500.

Mattamy plans to construct 20 single-family homes there, ranging from 2,156 to 2,357 square feet.

Mattamy is also under contract for a three-acre property to the east, currently home to Pasadena Community Church School, where it’ll build an addition 40 townhomes.

The sale is expected to close within the next 12 months, according to Jacob Egan, Mattamy Homes’ Director of Land Acquisition.

Proceeds from the sale will support a major renovation of the church’s Family Life Center to accommodate its preschool.

A separate 1.3-acre parcel at Pasadena Avenue and Mango Avenue, purchased by Mattamy in November for $2.25 million, will contain 16 distinctive 20-foot-wide townhomes with approximately 1,850 square feet of living space.

All homes within the project will include private courtyards and two-car garages and will be united under the SeaWinds brand.

“SeaWinds is a natural fit for the vibrant area of St. Petersburg, offering families the best of coastal Florida living,” said Bob Meyn, President of Mattamy Homes’ Tampa Division. “This location combines vacation-style living with beautiful beaches, recreation, and easy access to thriving local districts.”

The community sits less than a mile from the 54-mile Pinellas Trail and is surrounded by the Pasadena on the Gulf neighborhood, known for its brick streets and historic character.

While SeaWinds is expected to bring new housing to the area, it’s not the first proposal for the Pasadena Community Church site.

Indianapolis-based Onyx+East previously sought to develop Pasadena Grove, a 60-unit mix of townhomes and single-family homes on the property.

The proposal required a land use and zoning change, a point of concern for several council members. Although the St. Petersburg City Council ultimately approved the amendments, Pasadena Grove never moved forward.

Pricing for SeaWinds has not yet been announced. Construction is expected to begin in the spring of 2026, with sales beginning and model homes opening in the summer of 2026.
