Apartments planned as part of HSN campus redevelopment in north St. Pete

The Home Shopping Network listed its 65-acre St. Pete headquarters for sale last year | HSN

Plans for the former Home Shopping Network campus in north St. Pete are starting to take shape.

The 65-acre property, located at 2501 118th Avenue North, served as the HSN’s headquarters for nearly five decades before its parent company announced plans in early 2025 to move operations out of state.

HSN listed the property for sale last April.

Then in March, St. Pete Rising reported that the property was under contract with Greystar, the nation’s largest multifamily housing owner, manager, and developer.

Shortly thereafter, plans were filed with the City of St. Pete for the eastern 41 acres, where a 400,000-square-foot industrial park is proposed.

At the time, there were no details on what would be built on the remaining 24 acres.

Now, a newly submitted application to the Southwest Florida Water Management District reveals what’s planned for that portion of the site: a garden-style apartment community with a unit count in the high 300s, with at least 40% of the units set aside as affordable housing.

Plans show seven residential buildings, along with a clubhouse and a leasing center.

The property, which is zoned Employment Centers (EC-1), does not permit residential development.

However, under the Live Local Act, which was passed in 2023, apartment projects that set aside at least 40% of units as affordable for a minimum of 30 years must generally be allowed on land zoned for commercial, industrial, or mixed use, even if housing would not otherwise be permitted there.

The law is part of a comprehensive, statewide housing strategy to increase the number of affordable and workforce housing within the state of Florida.

According to the submitted application, Greystar is planning to build the project in three phases.

The first phase will focus on site infrastructure, including wetland preservation, floodplain considerations, and the installation of a stormwater management system.

The apartment community is planned for the second phase, followed by the industrial park in the third phase.

The industrial portion of the project was approved by the city’s Development Review Commission in March.

Greystar is working with CMBE Architecture on the industrial park and Forum Architecture & Interior Design Inc. on the apartment project.

The development team also includes civil engineering group Langan Engineering & Environmental Services, landscape architect Architectural Alliance Landscape, and environmental consultant Breedlove, Dennis & Associates Inc.

About two miles from the HSN site, Greystar is developing the Gateway Logistics Center, a 61-acre, 622,270-square-foot industrial park located at 2690 Gateway Centre Parkway. It’s expected to be the largest industrial project delivered in Pinellas County in more than two decades.

That project pairs industrial space with the 412-unit Marlowe Gateway apartment community as part of a 93-acre redevelopment of land formerly owned by Jabil Inc.

Elsewhere in St. Pete, Greystar has previously developed the 36-story Ascent St. Pete apartment tower and the adjacent 172-room AC Hotel by Marriott in downtown.

The company is also currently under construction on The Henry at Whitney Village, a 325-unit apartment community near the Grand Central District that’s slated for completion in 2027.

Earlier this year, Greystar acquired 21.8 acres in Largo, where it plans to develop a 376-unit apartment community.
