Several developments move forward along The Deuces corridor in south St. Pete

After years of promises to revive 22nd Street South, the City of St. Pete is finally making progress on projects expected to bring new life back to The Deuces.

From the 1940s through the 1960s, 22nd Street South, from 2nd Avenue to 18th Avenue, was the heart of St. Pete’s Black community, filled with thriving businesses, music clubs, and restaurants.

But after I-275 cut through the area in the mid 1970s, the busy corridor slowly fell into decline.

Now, with a growing pipeline of new developments on the horizon, the Deuces is beginning to show signs of revival.

At a community meeting this week at the Enoch Davis Center, city officials gave updates on several ongoing projects.

Mayor Ken Welch has selected Green Mills Group, a South Florida-based affordable housing developer, to redevelop a historically significant city-owned property at 951 22nd Street South.

The selection follows a Request for Proposals (RFP) process that launched in August 2024, which drew three submissions from Green Mills Group, Tall Cotton, and Alexander Goshen/Goode Van Slyke Architecture.

Under Green Mills’ proposal, the vacant 0.68-acre site would be transformed into a $20 million mixed-use development, called Heritage Grove, featuring 54 affordable apartments and 2,500 square feet of ground-floor retail space.

City Council is expected to vote on a negotiated ground lease and development agreement next Thursday, October 16th.

South St. Pete’s Tangerine Plaza redevelopment plan filed for 186 affordable apartments and a grocery store

The long-awaited redevelopment of Tangerine Plaza in South St. Pete is finally starting to move forward, bringing hope for two things Midtown residents have been lacking for years: affordable housing and a grocery store.

The City of St. Pete recently approved a plan to redevelop the 3.6-acre city-owned site at 1794 22nd Street South into a mixed-use project with 186 income-restricted apartments and 10,000 square feet of commercial space, which will include a grocery store.

The approval came under Florida’s Live Local Act, which requires cities to sign off on qualifying affordable housing projects without a public hearing or appeal process.

The redevelopment is being led by the Sugar Hill Group, which includes Rev. Louis Murphy Sr. of Mount Zion Progressive Missionary Baptist Church, Roy Binger of Binger Financial Services, and Oliver Gross of New Urban Development.

A new neighborhood bar The Green Room opens next to Tchotchke in south St. Pete

A new neighborhood bar has quietly opened in south St. Pete.

Located at 3920 6th Street South, The Green Room is a new bar from Matthew Firosz, owner of the adjacent diner Tchotchke. The diner opened last year in the former Munch’s space, which had operated for 70 years before closing.

The Green Room takes over a former Phillips Air Conditioning & Heating office, now reimagined as a laid-back, no frills hangout.

Inside, the space feels comfortable and worn in, with classic wooden wainscoting below deep green walls that are collaged with framed artwork and random knick knacks from Firosz’s personal collection.

A trio of dartboards are located in the back by the bathrooms.

At the heart of the space is a 14-seat L-shaped bar, topped with thousands of pennies and stocked with over 50 varieties of bourbon.

Beau & Mo’s Italian Steakhouse in Historic Kenwood purchases neighboring property, announces new menu offerings

Finding a parking spot at one of St. Pete’s most popular steakhouses just got a lot easier, thanks to a major new investment by the restaurant’s owners.

In June, the owners of Beau & Mo’s Italian Steakhouse, located at 2924 5th Avenue North in Historic Kenwood, purchased the neighboring auto shop for $1 million.

The family-owned steakhouse has faced limited parking since it opened in 2015.

The acquisition adds over 30 parking spaces for the 125-seat restaurant, which itself only has 15 on-site spaces.

Guests frequently relied on street parking or overflow parking across the street at the nearby PPG Paint Store.

For now, there are no plans to repurpose the vacant auto shop.

Lake Maggiore Apartments to remove community garden, downsize dog park for more parking

Lake Maggiore Apartments to remove community garden, downsize dog park for more parking

When the Lake Maggiore Apartments opened last year, the south St. Pete community promoted itself as a luxury, eco-conscious development with the city’s first edible urban garden.

Now, the lush garden and much of the adjacent dog park will be demolished to make way for additional parking on the western side of the 330-unit community at 825 32nd Avenue South.

St. Pete-based development firm Stoneweg U.S. has filed plans to add nearly 100 new parking spaces in response to ongoing parking issues since the property's opening.

The development currently offers 358 parking spaces, which exceeds the City of St. Pete’s required 293 spaces.
