Bar Mezzo debuts in EDGE District

A new intimate cocktail bar founded by the owner of Intermezzo Coffee and Cocktails has kicked off its soft opening phase.

Bar Mezzo is located at 1049 Central Avenue, formerly home to Independent Bar and just steps away from Intermezzo.

Inside, the bar has a custom marble bar top and walnut paneling, blue leather booth seats, and brass accents.

The drink list is extensive and seasonal, with a focus on technique-driven drinks, using milk clarification and force-carbonated drinks on tap, combined with properly made classics.

Bar Mezzo will host Miracle at Mezzo, a Christmas-themed pop-up bar event traditionally held at Intermezzo, beginning on November 29th and running through the end of the year.

Owner Jarrett Sabatini said there will be even more holiday-themed drinks for this year’s event. 


New coffee shop opens in Carillon

The Brothers Thomas Bespoke Café has opened on the ground floor of the WaterView Echelon City Center apartment building at 176 Carillon Parkway

Founded by brothers Luke and Matt Thomas, The Brothers Thomas Bespoke Café offers traditional-style coffee beverages — such as espresso, lattes, and flat whites — in portions in line with how coffee is served in other cultures.

The Brothers Thomas Bespoke Café has plenty of java alternatives, including cold-pressed juice, tea provided by Tampa-based supplier TeBella, and a style of beverage made from mushrooms called MUD\WTR.

The cafe, which opened this week, has a limited kitchen but will serve grand-and-go sandwiches, wraps, pastries, pies, and cakes.


Steakhouse to open second location in St. Pete Beach

Upscale Tampa steakhouse and seafood restaurant Malio’s Prime will expand with a new location in St. Pete Beach.

The new location, called Malio's Beach House, will open at 4945 Gulf Boulevard in early 2025, the team announced on Instagram.

It will replace the shuttered Prima Cantina Mexican restaurant.

St. Pete real estate expert Jon La Budde facilitated the transaction between Prima Cantina and Malio’s.

“I live in St. Pete Beach we have looked at this site a few times. We are excited to bring a high-end steakhouse to the St. Pete Beach community,” Owner Derek Iavarone said to St. Pete Rising.

Malio's Beach House will have the same sophisticated modern aesthetic at Mailo’s Prime and carry the same menu, Iavarone said.

In Tampa, Mailo's Prime offers a lunch and dinner service and a Happy Hour.

Mailo’s Prime’s Tampa menu features prime filet burgers, steak and seafood dishes, pastas, a-la-carte sides, and appetizers such as traditional and lobster escargot.

However, the St. Pete Beach location will offer delivery options and will feature a “butcher shop” where customers can purchase a variety of raw steaks at retail pricing.

Iavarone expects to open Malio's Beach House in January 2025.


New partner joins Greystar in Gateway Logistics Center development

Boston-based private equity firm Rockpoint is partnering with Greystar Real Estate Partners to develop phase two of a massive industrial park in Pinellas County’s Gateway area.

Rockpoint has acquired a 17.5-acre infill lot at the Gateway Logistics Center from international real estate developer and manager Greystar for $11.075 million.

The entire project, which consists of 622,000 square feet of new industrial space, will make the Gateway Logistics Center the largest industrial development Pinellas County has seen in over two decades.

Phase one of the Gateway Logistics Center created 291,000 square feet of industrial space across three new buildings.

Rockpoint Industrial will provide additional development and management support and expertise for the second phase of the industrial park.   

Phase two will consist of three buildings totalling 331,803 square feet of Class A industrial space.

"This project represents an attractive opportunity to meet the demand from a diverse set of potential tenants in a thriving submarket, combining Rockpoint's deep expertise in both the industrial sector and the west-central Florida market," Tom Gilbane, a managing member and Co-President at Rockpoint, said in a news release.

The team is working on securing a construction loan and expects to start site work early next year.

The industrial park is part of Greystar's broader vision for the 93-acre site, which was formerly owned by Jabil Inc., a St. Pete-based global manufacturing services company, that once envisioned a new headquarters campus on the property.

Part of the site redevelopment included the construction of Marlow Gateway, a 412-unit garden-style apartment community that opened earlier this year.


Boba tea house coming to St. Pete

Tealicious Cafe, a new cafe serving boba teas and desserts, is opening at 3375 34th Street North.

The boba tea house will replace Cafe Stella, located directly behind the World Vegan Cuisine restaurant.

Tealicious Cafe is expected to debut soon.

It will also serve smoothies, waffles, and gelato.


100,100-square-foot industrial building sells for over $18 million in Pinellas Park

A business entity connected to J.P. Morgan Wealth Management has purchased a 100,100-square-foot PODS Moving and Storage facility in Pinellas Park.

St. Pete industrial property investor Mark Sabbagh sold the industrial property at 3705 62nd Avenue North to Pinellas Park Realty Company LLC for $18.15 million.

The purchasing LLC is tied to Ryan Holgan, an executive director of real estate acquisitions at JPMorgan Chase & Co.'s Florida division.

JLL represented the buyer and seller of the building, which is fully leased to PODS, one of the largest mobile self-storage companies in the U.S.

The buyer also purchased another 54,390-square-foot PODS building in Tampa for $7.675 million.


St. Pete Beach venue to become neighborhood grocery store

An event reception hall in St. Pete Beach will be converted into a neighborhood grocery store.

Ryan Broder, the owner of the Bayway Country Store and Butcher Shoppe in St. Petersburg, has purchased the 2,220-square-foot Affordable Banquet event venue at 6655 Gulf Boulevard for $1.425 million.

Broder took out a $1.27 million loan from TD Bank for the purchase.

Affordable Banquet, which offers all-inclusive wedding and reception packages, still maintains an office in St. Petersburg.

Broder said the Gulf Boulevard property will be an extension of the existing neighborhood market but will carry a different name.

"We are interested in providing a neighborhood grocery store serving fresh food in St. Pete Beach," Broder said to St. Pete Rising.

The Bayway Country Store and Butcher Shoppe at 5401 Leeland Street South on Bayway Isles was founded by Broder's father, Barry, in 1987.

The shop sells prepared foods, beers, and wines, and is known for its deli and seafood counter.


City extends bid due date for historic South St. Pete site redevelopment

The City of St. Petersburg is extending the bid due date for developers interested in redeveloping three vacant parcels at 951 22nd Street South.

The city is aiming to have the site transformed into a mixed-use project encompassing affordable housing, retail, event space, and/or a restaurant.

The site once housed the historic Merriwether Building, which supported and housed African American and Jewish entrepreneurs when racial and social restrictions were practiced. 

In September 2017, Hurricane Irma caused the 1925 building to collapse. The remnants of the building were then demolished and removed. The site has since been vacant. 

The city, which has owned the 0.68-acre land since 2023, released a Request for Proposals (RFP) on August 13th, seeking proposals from developers who would work with the city through a private-public collaboration.

The October 11th due date for bids has been extended to November 22nd. More information can be found here.
