Chipotle to replace Krispy Kreme on 4th Street North in St. Pete

After more than a decade of serving hot doughnuts on 4th Street, St. Petersburg’s only Krispy Kreme location is set to close.

Chipotle Mexican Grill, the fast-casual chain known for burritos and bowls, will replace the Krispy Kreme at 9100 4th Street North.

According to a newly filed application with the Southwest Florida Water Management District, remodeling work on the 2,430-square-foot building is expected to begin in March and be completed by September.

The project is being led by Mississippi-based Streamline Development Partners, a commercial real estate group that has developed multiple Chipotle locations nationwide. The firm is working alongside Vero Beach-based design and engineering company Quick Concepts Group LLC.

Vietnamese coffee shop Say Coffee House planned for the Grand Central District

Known for TikTok-worthy slow-dripped brews topped with colorful cold foams and inventive add-ins, Vietnamese coffee shops have been popping up in major U.S. cities like New York, Portland, and Los Angeles.

Now, it’s St. Pete’s turn.

Last week, a banner appeared in the window of 2414 Central Avenue in the Grand Central District announcing Say Coffee House, set to open in March in the space formerly occupied by the Crisp Waffle Company.

The name “Say” translates to “obsessed” in Vietnamese.

“It means you drink it so much that you’re obsessed with it,” said owner Haley Huynh in a conversation with St. Pete Rising. “That’s why we chose the name.”

Vietnamese coffee is traditionally brewed using a small metal drip filter called a phin, producing a bold, slow-dripped coffee.

A former Checkers restaurant on 66th Street in St. Pete is being redeveloped into a new drive-through coffee shop.

Cali Coffee, a growing South Florida-based coffee franchise, is expected to open at 3775 66th Street North, adjacent to the HCA Florida St. Petersburg Hospital campus.

Plans call for remodeling the existing 825-square-foot building into a compact coffee shop featuring a single drive-thru lane and a walk-up window. There will be no indoor seating, though other locations typically include outdoor seating.

The brand leans heavily into West Coast aesthetics, even in its drink names.

Signature offerings include the Beverly, which features caramel and vanilla syrup; the Baywatch, which includes coconut and white chocolate syrup; and the Nirvana, which has chocolate and hazelnut syrup.

Fusillo Italian Pasta bringing freshly made pasta to the EDGE District

A pair of lifelong friends from Italy are bringing a fast-casual Italian pasta concept to St. Pete’s EDGE District early next year.

Fusillo Italian Pasta, named after the spiral-shaped pasta, will take over a roughly 700-square-foot space at 905 Central Avenue, which has sat vacant for nearly two years following the closure of Nash’s Hot Chicken.

The restaurant is expected to open by late February or early March 2026, after a full interior renovation and obtaining a beer and wine license.

The concept, according to co-owner Alessandro Casali, is built around handmade pasta served in a modern, approachable format.

Fusillo will offer both dine-in service and grab-and-go options geared toward nearby residents, office workers, and late-night foot traffic along Central Avenue.

“Fusillo is designed to be simple, authentic, and flexible,” Casali said in a conversation with St. Pete Rising. “We’ll have a main counter where people can order fresh pasta to eat inside or take back to the office or home. All of our pasta will be handmade every day.”

400-unit Marina Club Apartments completes construction in the Skyway Marina District

Three years after breaking ground, the 400-unit Marina Club Apartments has completed construction in the Skyway Marina District, adding another large residential community to one of St. Petersburg’s fastest-growing neighborhoods.

The eight-story apartment building, located at 4341 34th Street South and overlooking Boca Ciega Bay, was developed by Jack Dougherty of Allied Group Holdings and built by Skanska USA.

Dougherty previously developed the neighboring Marina Walk Apartment Homes, a 245-unit community that opened in 2022.

Marina Club Apartments was designed by Architectonics Studio and consists of six residential floors built atop a two-story podium garage.

After building a strong following as a mobile catering company, Treehouse BBQ will open its first brick-and-mortar restaurant next month at 229 62nd Avenue North in the Edgemoor neighborhood of north St. Pete.

The 1,200-square-foot space was previously home to Pasghetti, Tasty Thai, and Green Light Sushi Bar.

A regular vendor at the weekly Kenwood Sunday Market at St. Pete High, Treehouse BBQ will operate mainly as a carry-out spot, with limited indoor seating for approximately 20 guests.

Rising 515 feet above downtown St. Petersburg, the Residences at 400 Central is preparing to welcome its first wave of residents.

The City of St. Petersburg has issued a temporary certificate of occupancy (TCO) for the first 25 floors of the 46-story, 301-unit luxury condo tower, allowing buyers on the lower levels to begin closing on their units and moving in.

General contractor Suffolk Construction will continue building out floors 26 through 45, as well as the rooftop deck.

Developed by New York-based Red Apple Real Estate, 400 Central is the tallest residential building on Florida’s Gulf Coast and the tallest building in St. Pete.

A wave of vivid street-side floral displays arranged in metal buckets and spilling onto the sidewalk is set to bring a touch of Parisian charm to downtown St. Pete, inspired by France’s open-air markets.

Named Bouquet and Bordeaux and described as “where Southern charm meets Parisian flair,” the new floral shop and wine bar will open at 9 Dr. Martin Luther King Jr. Street South in the EDGE District in spring 2026. The space previously housed The Annex Training Studio.

Spanning 2,700 square feet, the boutique is designed as a place to sip, socialize, and browse blooms.

Plans include a DIY flower bar and hands-on classes teaching balanced floral compositions for bridal showers, weddings, and holidays, in addition to kid-friendly workshops where children can make mini bouquets, flower crowns, or flower wands.

Capturing the feel of French culture and translating it into a brick-and-mortar concept in St. Pete has been a goal for founder Leigh Catoe Tillman for years.

Central Gyro to bring authentic Greek food to Central Avenue next year

After seven years of serving New York–style pies and Italian comfort food on the 500 block of Central Avenue, Tony’s Pizza owner Vjollca Dervishi is preparing to launch a brand-new concept, one she says will bring an authentic taste of Greece to downtown St. Pete.

Set to open early next year at 653 Central Avenue, Central Gyro will move into the space currently occupied by DalMoros Fresh Pasta To Go, which is relocating to a larger space a few doors down at 683 Central Avenue.

For Dervishi, the new restaurant is the realization of an idea she’s carried with her since opening Tony’s in 2018.

“It’s the right time,” she told St. Pete Rising, explaining that she learned about the opportunity directly from the building owner.

“It’ll be a very authentic Greek experience, unlike anything around downtown St. Pete. You can expect to find the same foods that are sold in Greece.”

A pair of well-known St. Pete restaurateurs are teaming up to introduce a new neighborhood eatery that will offer old school Italian sandwiches, pizza, and more.

Bob’s Side Piece will open in early 2026 at 6716 Central Avenue, the original home of Dead Bob’s.

The new restaurant is a collaboration between Ben Scherlis, owner of the beloved local hangout Dead Bob’s, and Jim Breazeale, owner of DeLosa’s Pizzeria in John’s Pass Village on Madeira Beach.

As Scherlis prepares to reopen Dead Bob’s this Thursday at 6475 Central Avenue, he saw potential in keeping the old space alive.
