46-story luxury condo tower 400 Central set to begin move-ins this month in downtown St. Pete

Rising 515 feet above downtown St. Petersburg, the Residences at 400 Central is preparing to welcome its first wave of residents.

The City of St. Petersburg has issued a temporary certificate of occupancy (TCO) for the first 25 floors of the 46-story, 301-unit luxury condo tower, allowing buyers on the lower levels to begin closing on their units and moving in.

General contractor Suffolk Construction will continue building out floors 26 through 45, as well as the rooftop deck.

Developed by New York-based Red Apple Real Estate, 400 Central is the tallest residential building on Florida’s Gulf Coast and the tallest building in St. Pete.

The tower includes 60,000 square feet of ground-floor retail and restaurant space, an extensive amenity package, 45,000 square feet of Class A office space, and 900 parking spaces.

Roughly 250 luxury condominiums are under contract, with prices starting at $1 million and reaching up to $5 million for the penthouses. Sarasota-based Michael Saunders & Company is leading condo sales for the project.

“This is the moment we’ve all been waiting for,” said John Catsimatidis, founder of Red Apple Group, during a Wednesday media tour that offered an exclusive first look inside the tower.

“Our goal has always been to create a ‘wow building’ that adds to the vibrant neighborhood life of St. Petersburg,” continued Catsimatidis. “Now we are welcoming our first wave of buyers to the tallest and finest building on the Gulf Coast of Florida. The vast majority of residences are sold, so potential buyers need to move quickly to secure their place in this wonderful building.”

First Service Residential has been contracted as the property manager for 400 Central. One of their first tasks will be to distribute keys and coordinate move-in schedules for new residents.

The tower offers two- to four-bedroom luxury condominiums and select penthouses ranging from 1,277 to nearly 4,000 square feet. Many units include wrap-around balconies with views of the downtown skyline and waterfront.

The residences feature high-end features such as 10-foot ceilings, floor-to-ceiling windows, hardwood floors in the main living areas, spa-style bathrooms with Italian tile, gourmet kitchens with quartz countertops, stainless steel appliances, and European-style cabinetry.

Amenities include more than 12,900 square feet of indoor space and 23,100 square feet of outdoor space. The Sky Lounge Observatory on the 46th floor will offer panoramic views of the city.

The seventh-floor amenity deck features a resort-style pool with cabanas and fire pits, yard games, a state-of-the-art fitness center, a dog-walking area, and outdoor kitchens.

Additional amenities include co-working space, a hotel-style lobby with concierge service, and climate-controlled storage lockers.

The development team expects to receive the temporary certificate of occupancy (TCO) for the remaining floors early next year.

As for the ground-floor retail space, PNC Bank has signed a lease for a 3,000-square-foot branch that is scheduled to open later this year.

In July, Volta Wine + Market was announced as the first retail tenant and will open a 2,000-square-foot wine shop, specialty market, and intimate wine bar along Central Avenue.

In June, Dynasty Financial Partners signed a 15-year lease for all 45,000 square feet of Class A office space on the tower’s 8th floor.

“This is a transformative project bringing much needed retail and office space to the city,” Mayor Ken Welch said during the tour.

The Red Apple team is finalizing leases for additional retail tenants, which will be announced soon.

Other partners involved in the development include Miami-based Arquitectonica as the architect, NYC-based Celano Design Studio for interior design, and St. Petersburg-based Clear Ph Design for branding and marketing.

While 400 Central marks Catsimatidis’ first major investment in St. Pete, more projects are on the horizon.

“I’ve never stood still. If I’m down here, I need projects. I need things to do,” Catsimatidis said.

His next development will be a new mixed-use apartment tower near Mirror Lake. He has also expressed interest in partnering with the city and other developers to help transform the 86-acre Gas Plant District into a vibrant new community.

“Red Apple Real Estate is well-positioned to transform the 86 acres into what I call a ‘wow’ development,” Catsimatidis wrote in a letter to the city in November, noting that his firm has the knowledge, expertise, and relationships to build both market-rate and affordable housing, along with amenities that enhance quality of life and create jobs.
