Downtown St. Pete’s tallest tower has landed another major retail tenant.
PNC Bank has signed a lease for a roughly 3,000-square-foot branch at the 46-story Residences at 400 Central, which is slated to open later this year.
The branch be located along Central Avenue in the 301-unit condo tower being developed by New York–based Red Apple Group, which will include 60,000 square feet of high-end ground-floor retail and restaurant space.
Founder John Catsimatidis Sr. said PNC’s arrival underscores both the project’s momentum and its ties to the site’s past.
“Red Apple has a longstanding relationship with PNC across multiple business lines and we are thrilled to welcome them as a tenant at our iconic 400 Central project,” Catsimatidis said.
“One hundred years ago, one of the first banks in St. Pete’s history made their home on our site. PNC will carry on that tradition and serve our residents and the community well for years to come.”
PNC Bank was represented by Jim Kovacs and Tyler Peterson of the Kovacs Retail Team at Colliers.
The lease aligns with PNC’s national commitment to invest $2 billion to open more than 300 new branches by 2030, including roughly 22 new locations in Tampa Bay, more than doubling its regional footprint.
“We’re excited to bring PNC’s branch banking experience to this vibrant downtown location,” said Jeff Martinez, head of branch banking at PNC Bank.
“This future branch aligns with our commitment to providing convenient, innovative financial solutions while supporting the growth and vitality of St. Petersburg. We look forward to building strong relationships with residents, businesses, and visitors, and being an active partner in the continued success of this dynamic city,” continued Martinez.

PNC is now the third major commercial tenant announced for 400 Central’s retail lineup.
In June, Dynasty Financial Partners signed a 15-year lease for all 45,000 square feet of Class A office space. One month later, St. Petersburg–based Volta Wine + Market was announced as the project’s first retail tenant and will open a 2,000-square-foot wine shop, specialty market, and intimate wine bar along Central Avenue.
Rising 515 feet, The Residences at 400 Central is expected to begin welcoming its first condominium residents before the end of the year.
“My dream was to build something fantastic in St. Pete and we’ve done it,” Catsimatidis said. “We look forward to welcoming condo owners into their homes this year and continuing to announce exciting tenants.”
