Three years after breaking ground, the 400-unit Marina Club Apartments has completed construction in the Skyway Marina District, adding another large residential community to one of St. Petersburg’s fastest-growing neighborhoods.
The eight-story apartment building, located at 4341 34th Street South and overlooking Boca Ciega Bay, was developed by Jack Dougherty of Allied Group Holdings and built by Skanska USA.
Dougherty previously developed the neighboring Marina Walk Apartment Homes, a 245-unit community that opened in 2022.
Marina Club Apartments was designed by Architectonics Studio and consists of six residential floors built atop a two-story podium garage.

While construction officially wrapped up at the end of June, residents began moving in earlier this year as portions of the building were completed.
“Our first move-ins were in March,” said AJ Broome, Senior Leasing Agent, during a recent tour with St. Pete Rising. “At that point, we were still under heavy construction. One wing was finished, but that was about it.”
Broome noted that the size of the project contributed to the extended construction timeline.
“The interior buildout just took a long time,” he said. “It’s a 985,000-square-foot building, so everything takes longer.”
Construction was also impacted by evolving hurricane and floodplain regulations.
The building is elevated, with no residential units on the ground floor, and Broome said the garage remained free of water intrusion during last year’s back-to-back hurricanes.

According to Broome, building requirements were updated multiple times during construction, resulting in added flood gates and additional protective measures.
The all-block structure was built using a precast concrete panel system, with panels fabricated off-site and assembled on location.
“By leveraging precast methods, we’re able to bring projects like Marina Club Apartments to market in a faster and more efficient and resilient manner,” said Tracy Hunt, executive vice president and general manager of Skanska Florida.
The community includes studio, one-, two-, and three-bedroom apartments ranging from 528 to 1,588 square feet, with approximately 30 different floor plans.
As of this month, the property is approximately 42% occupied.

Apartments feature quartz countertops, stainless steel appliances, plank flooring, oversized windows, in-unit washers and dryers, large storage areas, and spa-style bathrooms.
Amenity spaces are primarily located on the third floor and include a heated saltwater pool with a sun shelf and hot tub, surrounded by cabanas, hammocks, grills, and outdoor seating.
Additional amenities include a 24-hour fitness center, Echelon interactive fitness mirrors offering virtual workout classes, a yoga room, game rooms, and a clubhouse used for resident events.
Three private offices are available for residents on a first-come, first-served basis, and Wi-Fi is available throughout common areas.

The property also includes a fenced dog park and a bocce ball court.
Residents also have access to a Sky Lounge on the eighth floor, offering views of Boca Ciega Bay and the downtown St. Pete skyline.
In addition to the apartment community, the development includes a 95,000-square-foot Storage Club self-storage facility, a 2,400-square-foot Fifth Third Bank branch, and a 5,900-square-foot outparcel retail building.
The outparcel building is currently under construction and will house a Huey Magoo’s Chicken Tenders, Jersey Mike’s Subs, and Smoothie King. The building is expected to open in April.

Marina Club joins several recently completed residential developments in the Skyway Marina District, including Sur Club, The Addison Skyway Marina, Marina Walk, and Skyway Lofts.
Meanwhile, additional development is underway in the district.
The 34-acre Sky Town project is under construction and will add 2,000 apartments, Sprouts Farmers Market–anchored retail, and self-storage to the former Ceridian campus.
Additionally, construction is nearing completion on a Skyway Lofts expansion that will add 66 affordable apartments, while Convivial, a 170-unit retirement community, is expected to break ground in 2026.
