Reaching a height of 150 feet, local general contractor JE Dunn Construction has topped out the 15-story Viv apartments in St. Pete’s EDGE District.
“Today’s milestone recognizes the collaborative efforts of the entire project team in bringing Viv to life,” said Dan Frazier, project director of Tampa-based JE Dunn Construction. “We couldn’t be more excited to be part of such a significant development in St. Pete’s EDGE District.”
Viv is being developed by Belpointe OZ on a 1.6-acre site at 1000 1st Avenue North near MLK Street. The development includes a pair of 15-story towers with 269 apartments consisting of studio, one, two, and three-bedroom units and a 355-space parking garage.

Nearly three years after it first acquired the 1.6-acre site for $12.1 million — and two years after revising its plans in response to business and community stakeholders — Belpointe has broken ground on a $70 million, 15-story mixed-use development at 1000 1st Avenue North in downtown St. Petersburg’s EDGE District.

St. Pete City Council greenlighted the project, located at the southwest corner of 1st Avenue North and Dr. MLK Jr. Street, just west of the Engine No. 9 restaurant, in December 2022.

Developer Belpointe, which invests in Opportunity Zones, first announced plans for the project in early 2021.
Tentatively referred to as 1000 1st Avenue North, the development was set to feature two, 15-story apartment towers with a combined 254 rental units and 22,000 square feet of commercial space.
The St Petersburg Community Redevelopment Agency (CRA) voted unanimously on Thursday to approve a proposed 15-story development at the southwest corner of 1st Ave North and Dr. MLK Jr. Street in St Pete’s EDGE District, giving the final greenlight to an exciting Opportunity Zone project that has been in the works since late last year.
St. Pete Rising first reported on the proposed development by Belpointe, tentatively referred to as 1000 1st Avenue North, earlier this year.
A new multifamily building has been proposed for the EDGE District in downtown St. Pete.
In October 2020, Belpointe, which invests in opportunity zones, closed on 1.6 acres at 1000 1st Avenue North for $12 million. The site is currently home to two small vacant office buildings, two surface parking lots and the former Shirley Ann Hotel, which has been vacant for three years.
Belpointe has announced plans for a development tentatively being referred to as 1000 1st Avenue North featuring two, 11-story apartment towers with a combined 256 rental units. The residential buildings will sit atop a four-story, pedestrian base that features 23,000 square feet of ground floor retail and 4,400 square feet of space for a leasing office and two resident lobbies.
