15-story Viv apartments to begin move-ins next month in the EDGE District

Rising 150 feet above downtown, the highly anticipated 15-story Viv apartment community is set to welcome its first residents this November.

Announced in 2021 by Connecticut-based developer Belpointe OZ, the project occupies a 1.6-acre site at 1000 1st Avenue North in the EDGE District.

Designed by Miami-based MSA Architects, the development consists of two 15-story towers with 269 market-rate apartments, along with a four-story 355-space parking garage.

“We’re thrilled to open VIV’s doors in downtown St. Petersburg,” said Brandon Lacoff, CEO of Belpointe Companies, in a statement to St. Pete Rising. “This community was designed to reflect the energy and spirit of the city, and with leasing underway and move-ins beginning this November, we’re excited to welcome our first residents to experience everything VIV and St. Pete have to offer.”

Construction, led by general contractor JE Dunn Construction, began in June 2023 and reached vertical completion in May 2024. The project received its Temporary Certificate of Occupancy (TCO) last week, clearing the way for residents to begin moving in.

The first residents will start moving in on November 2nd.

The ground floor of Viv contains 15,500 square feet of commercial space, along with a residential lobby and leasing office.

Robbins Commercial is handling retail leasing, though no tenants have been announced.

The project also features a 4,000-square-foot public pocket park at the corner of Baum Avenue and Dr. MLK Jr. Street North, with shade trees and outdoor seating.

Viv offers a mix of studios and one-, two-, and three-bedroom units. Base monthly rent starts at $2,125 for 432-square-foot studios, while the largest three-bedroom apartments, up to 1,815 square feet with two-and-a-half baths, are priced between $5,450 and $6,400.

Each unit includes an outdoor terraces, with select 5th floor units featuring oversized patios that open directly onto the pool deck.

Interiors feature European-style kitchens with soft-close cabinets, quartz countertops, luxury plank flooring, custom shelving, full-size washers and dryers, high-impact energy-efficient windows, and controlled keyless access.

Residents will have access to a wide range of amenities beginning immediately at move-in, including an on-site concierge service, a club room, a sky lounge, a 24-hour fitness center, a courtyard with cabanas and a heated saltwater pool, co-working space, a private dog park, and electric vehicle charging stations in the garage.
