10-unit townhome community breaks ground in St. Pete's Central Oak Park neighborhood

A new 10-unit townhome development is coming to St. Pete’s Central Oak Park neighborhood, located just west of the Grand Central District.
Seattle-based development firm Heron Properties has broken ground on the project, called The Junction Townhomes, located at 3601 1st Avenue North. This marks the company’s first development outside of Seattle.
The community will include four buildings situated around a landscaped central courtyard.
Heron Properties purchased the 0.42-acre property in 2022 for $770,000.
“We’ve started site work and expect to begin vertical construction in August,” said Grace Johnson, Principal at Heron Properties, in a conversation with St. Pete Rising.

Designed by local architectural firm Behar + Peteranecz and general contractor Oman Construction, the two-story townhomes offer two- and three-bedroom layouts spanning from 1,378 to 1,592 square feet.
Although the homes will not include private garages, each unit will come with one off-street surface parking space.
The Junction Townhomes are expected to be completed by spring 2026.
Prices will start in the $600,000s, with several pre-construction design packages available.

Johnson, who moved from Seattle to St. Pete four years ago, said she was drawn to the charm of the Central Oak Park neighborhood, which reminded her of Seattle’s historic homes.
“In Seattle, many homes were built in the 1920s, and we noticed some of those same architectural elements here,” she said. “A lot of people want to be near downtown St. Pete without being directly in it. This location offers that, and the nearby SunRunner line to St. Pete Beach was a big factor in our decision to build here.”
She also mentioned the area's brick streets and large oak trees as part of the appeal.
Nearby businesses, like The Blend Coffee and Cocktails, and active commercial developments, including Whitney Village, a mixed-use project under construction at the Jim & Heather Gills YMCA campus, also helped solidify the decision to build in this part of town.

Michelle Anderson, president of the Central Oak Park Neighborhood Association, previously told St. Pete Rising that the neighborhood is supportive of The Junction Townhomes project.
Pre-sales are expected to begin once vertical construction starts this August. Interested buyers can sign up for updates and be notified when sales launch.
