170-unit Convivial St. Petersburg hits sales milestone as demand surges for waterfront senior living

Convivial St. Petersburg, a new continuing care retirement community (CCRC) rising along the waterfront in the Skyway Marina District, has reached a major sales milestone.

The $172.5 million project has now pre-sold nearly 40% of its planned residences, following a record-setting pace in June.

The nine-story development, located at 4595 34th Street South along Boca Ciega Bay, is being led by Convivial Life, a Florida-based not-for-profit that owns and operates senior living communities.

“This pace confirms what we’ve believed all along—there’s a powerful appetite for a boutique-style retirement community that blends purpose, connection, and vibrancy,” said Jessica Kraft, Chief Marketing Officer for Convivial Life.

Convivial St. Petersburg will be the organization’s third retirement community in the state, joining The Cabana at Jensen Dunes and Jacaranda Trace in Venice.

Scheduled to open in late 2027, the community will offer 170 one- to three-bedroom apartment homes, ranging from 1,065 to 2,445 square feet.

Units are currently priced from $299,900, with adjustments expected as construction advances.

Each residence will feature a private balcony with views of the water, downtown skyline, or the Skyway Bridge.

The community will be built in a single phase and offer a full continuum of care, including assisted living, memory support, and skilled nursing.

Beyond healthcare, Convivial St. Petersburg will feature a wide array of resort-style amenities.

Highlights include a heated rooftop pool with cabana seating, a sky deck with games like ping pong, bocce, and cornhole, as well as morning yoga sessions. Residents will also have access to a full-service gym, juice bar, beauty salon, aerobics studio, and spa.

Additional amenities include a 116-seat auditorium, an on-site barber shop, and a variety of dining options—from the casual Tavern at Hudson Yard to the upscale Lenox Club and the Tasting Room, which offers a curated selection of spirits.

Reservations are currently being accepted, with new pre-construction pricing now in effect. Early depositors benefit from entrance fee discounts, expanded dining privileges, and future healthcare savings.

Construction is on track for a groundbreaking in early 2026, as the development team recently applied for an Environmental Resource Permit with the Southwest Florida Water Management District (SWFWMD).

A new sales office and design center is set to open in August 2025 next to the future community.
