Reflection, an 18-story condo tower, launches sales in downtown St. Pete

Sales have launched for Reflection, an 18-story condominium tower being developed by the Hemmer Group.

Sales have officially kicked off for a new condominium project planned near Mirror Lake in downtown St. Pete. Known as Reflection, the 18-story tower was announced in January and is proposed for the northwest corner of 3rd Avenue North and 8th Street. 

Reflection will feature 88 residences along with 3,300 square feet of ground floor retail space.

Units in the building will range from 1,200 square feet to 2,300 square feet with between one and three bedrooms. Pricing is set to begin in the $500,000’s, which is about 20% lower than Beach Drive prices, and will rise to over $1 million. That pricing is attainable because of the project’s location west of the downtown core, an area which has seen an increase in development activity in recent years.

Reflection will be located at the northwest corner of 3rd Avenue North and 8th Street.

A key selling point for the project is the 12,000 square foot rooftop oasis which will contain a resort style pool, sauna, and spa. The floor will also have a state-of-the-art fitness center, club room, an outdoor kitchen, and views of the downtown St. Pete skyline.

The facade features plenty of glass and sea foam green accents that give the building a modern, but tropical, feel. There are also plans for a massive mosaic art installation on the corner of 3rd Avenue North and 8th Street, although the final design is still in the works.

Reflection will offer views of the downtown St. Pete skyline and of Mirror Lake.

The tower is proposed for a half-acre site that is currently owned by BridgePoint Church, which operates out of the adjacent Mirror Lake Lyceum, and serves as a primary parking lot for the church. The lot is under contract by Fred Hemmer, of the Hemmer Group, to be sold to make way for the new condominium tower. Also involved in the project are Angelo Cappelli, Chad Horne, Brian Spencer, and Nick Hansen.

The land sale is being brokered by KW Commercial’s Jon Wittner and Jake Wollman who represent BridgePoint Church, the Seller, and Jon Reno LaBudde, who is representing the Hemmer Group. As part of the sale, Reflection’s parking garage will contain 60 parking spots for the church. Each residential unit will have at least one parking spot, with two- and three-bedroom units having two spaces.

Sales for Reflection are being led by Brian Sprague, Director of Sales for KW Developer Services. Sprague was most recently an agent with Smith & Associates and helped lead sales for Kolter Group’s Saltaire condominium tower, which is under construction at 300 1st Avenue South. Reflection will be KW Developer Services first ground-up project in the area.

Clear ph Design is handling the branding and marketing for the project while the building was designed by SMP Architecture. KAST Construction is the general contractor for the development.

The team is also working with Imerza, a fast-growing technology company headquartered in Sarasota, to offer virtual reality tours and 360 degree modeling of the building. For virtual tours, visit the Reflection sales office, which recently opened at 600 1st Avenue North.

“Imerza is a secret weapon. It's a game changing platform that provides 3-D and virtual reality images at the highest level,” says Jon Wittner, Founder of the KW Developer Services group. "What Imerza really does is it allows customers the ability to understand what the design of the building is like. We think this tool will result in stronger sales for the project.”

Construction of Reflection is contingent on hitting a certain number of pre-sales and is expected to break ground in the first quarter of 2021. Completion is set for sometime in late 2022 or early 2023.
