Aerial St. Pete: Construction updates from St. Pete's Grand Central District

This edition of Aerial St. Pete shows the latest progress on several developments in St. Pete’s Grand Central District.  Aerial St. Pete is a column by St. Pete Rising which features exclusive aerial photography of projects under construction in St. Petersburg, FL.

To accomplish this, we team up with Anthony Bove at AB3 Visuals. In the past, Aerial St. Pete has been a quarterly column; however, in the future we plan on publishing more frequently to cover more projects in more neighborhoods of St. Pete.

In this column, we are looking at four projects under construction in the Grand Central District, which is comprised of the area from 16th Street to 31st Street between 1st Avenues North and South.

These projects include: Six Point Row, Gallery 3100, Driftwood on Central, and the townhomes at 2801 1st Avenue South.


Six Point Row
2611 1st Avenue North

Six Point Row is a 19-unit townhome development at the northwest corner of 1st Avenue North and 26th Street. It is being developed by Indianapolis-based Onyx+East. Each townhome will be three stories with a rooftop deck and will range from 1,500 square feet to over 2,300 square feet.

The project is sold out. Move-ins have begun on the first two buildings of the project while the final two buildings remain under construction. Completion is expected in 2022.


Gallery 3100
3100 Central Avenue

Gallery 3100 is a 122-unit apartment building that is nearing completion at 3100 Central Avenue. The project is a joint-venture between St. Pete-based Mosaic Development and Brookview Companies and broke ground in May 2020. Move-ins have begun and the building is expected to lease up quickly.

The development is technically located in the Union Central District, a newly created district centered around 34th Street between 22nd Avenue North and 3rd Avenue South.

The $20 million apartment community will contain a mix of one-bedroom and two-bedroom units, and the development is taking advantage of the City of St. Petersburg’s Workforce Housing Density Bonus. As a result, 17 of the units will be income restricted.

While there is no ground floor retail, there is 4,600 square feet of ground floor leasing and resident amenity space which will front Central Avenue.


Driftwood on Central
2875 Central Avenue

Driftwood on Central is an 11-unit townhome development at the northeast corner of Central Avenue and 29th Street. The project is being developed by St. Pete Development Company which is led by principals Dr. Julie Kessel and Nick Janovsky.

The project will have eleven residential units across two buildings ranging between three and four stories. Each unit will contain either a one or two car garage and will range between 1,800 square feet to 3,100 square feet.

Construction on the rear building fronting the alley is well underway and will be completed first. The building fronting Central Avenue has yet to go vertical. Canopy Builders is serving as the general contractor for the development.

Driftwood on Central is sold out and will be completed in 2022.


David Weekley Townhomes
2801 1st Avenue South

David Weekley Homes is building a 24-unit townhome project at 2801 1st Avenue South, just south of Driftwood on Central. The development features six three-story townhome buildings with four units each. David Weekley purchased the 0.86-acre site in May 2021 for $1.75 million.

The development is expected to be similar to the company’s Burlington Townhomes project on 8th Street North which was completed in late 2020. Like the Burlington Townhomes project, buildings will be separated by motor courts with private garages or a landscaped walkway. 

Site preparation is underway, and utilities are being installed. Vertical construction will begin in 2022. Sales for the units has not yet begun and pricing is expected to begin in the high $500,000’s. Completion is expected in late 2022.  


On the horizon, we expect to see more development in the Grand Central District.

In 2022 the district should see several new groundbreakings including a 14-unit condominium building at 2800 Central Avenue, a six-unit eco-friendly townhome community, The Bismarck at 3023 1st Avenue North, and a three-unit mixed-use building at 2700 Central Avenue.

The addition of these developments will add to the vibrancy of the Grand Central District and will fuel demand for more retail and restaurants in the area.
