40-unit condo building Domus Urbana sells out in downtown St. Pete

Domus Urbana is currently under construction at 644 3rd Avenue South in downtown St. Pete

Domus Urbana, a five-story condo building currently under construction three blocks south of Central Avenue, has sold out in less than 16 months.

The 40-unit community is being developed by St. Pete-based NJR Investment and Development Company, LLC. The company also developed Regent Lane, a 20-unit townhome community located at 145 4th Avenue North, which was completed in 2018.

Domus Urbana, located at 644 3rd Avenue South, broke ground in early 2021 and is set to open next summer. NJR Construction Group, LLC, an affiliate of the developer, is serving as the general contractor for the project. St Pete Rising recently shared aerial photos of the building’s construction, which has since reached the second floor.

When complete, Domus Urbana will include four floors of residential space on top of a ground floor of vehicular parking, bike parking, a community room, dog park, lobby, and fitness center.

The two and three-bedroom residential units will range from 1,158 to 1,650 square feet, and each will have stainless steel appliances, solid wood shaker cabinets, quartz countertops, 8-foot windows, 9-foot ceilings, hardwood floors, and at least one balcony.

With pricing that started well below most new construction projects in downtown St. Pete, Domus Urbana was originally marketed as “affordable luxury condominiums.” Though relatively modest compared to some of the latest luxury high-rise buildings proposed in the neighborhood, Domus Urbana’s quick sellout illustrates that mid-range housing remains in low supply and in high demand.

St Pete Rising first reported on Domus Urbana in the summer of 2020. NJR purchased the half-acre lot, which was previously home to a since-demolished three-story apartment building, in February 2019 for $2.3 million.
