Aerial St. Pete: Construction updates from downtown's newest residential towers

The latest edition of Aerial St. Pete shows some of the early progress on several downtown developments.  Aerial St. Pete is a quarterly column by St. Pete Rising which features exclusive aerial photography of projects under construction in St. Petersburg, FL. To accomplish this, we have teamed up with Anthony Bove at AB3 Visuals.

This quarter we are taking a look at four projects in downtown St. Pete which have all broken ground in the past year. These include: 334 Apartments, 357 5th Street South, Ascent St. Petersburg, and Saltaire. We look forward to following these projects over the next few years as they continue to go vertical and contribute to St. Pete’s growing skyline.


334 Apartments
334 2nd Avenue South

334 Apartments is a 24-story apartment building being developed by Miami-based American Land Ventures at 334 2nd Avenue South. The building will top out at 250 feet with 220 apartments and over 14,000 square feet of retail space. Parking for the property will be provided by an adjoining seven floor parking garage with 295 spaces.

The project broke ground last month and construction is well underway. Coastal Construction is the project’s general contractor and a ground crane is currently on-site facilitating construction. Completion is expected in 2022.


357 Apartments
357 5th Street South

357 Apartments is a $5 million project 357 5th Street South which is being developed by Bradley Campbell of 357 5th Street South LLC. The five-story building will consist of 25 residential units, including three studio units and 22 one-bedroom units, as well as a rooftop terrace and 727 square feet of retail space on the ground floor. The project will include include no onsite parking.

Place Architecture designed the building and LEMA Construction is serving as the project’s general contractor. Site preparation is currently underway. Construction is expected to be complete in late 2021 or early 2022.


Ascent St. Petersburg
225 1st Avenue North

Ascent St. Petersburg is a mixed-use project being developed by Greystar Real Estate Partners at 225 1st Avenue North. The $170 million project will top out at 357-feet and will contain 354 market-rate rental units along with a 172-key AC Hotel by Marriott. The 36-story building will also have 8,200 square feet of ground floor retail space. Additionally, the hotel will feature a rooftop bar on the eighth floor and the residential building will feature a roof deck on the 36th floor.

The project broke ground in early 2021. Groundwork and foundation work are underway. Two tower cranes are onsite facilitating construction. Greystar is also the general contractor for the project. The AC Hotel by Marriott is expected to be operational by the fourth quarter of 2022 while the rental units will deliver in early 2023.


Saltaire
300 1st Street South

Saltiare is the latest downtown St. Pete project by Kolter Urban, who also developed ONE St. Petersburg. The project broke ground in April 2020 and is located at 300 1st Street South. The condominium tower will be 35 stories with 192 units and 10,000 square feet of retail space.

Kolter purchased the site from the adjacent Hilton Bayfront Hotel in 2019 and, as part of the sale, will replace the hotel parking lost to the development. As such, a parking structure for the hotel will be located on the eastern portion of the project. The parking structure has topped out at five stories while construction of the condominium tower is up to the second floor. KAST Construction is serving as the project’s general contractor. Two tower cranes are onsite facilitating construction.

The developer recently announced the project was over 70% sold – a significant milestone for a project which is not expected to wrap up until late 2022.
